Embassy Review : Just as many have written before.. with the process, elevator, waiting etc. Take the time to read others' reviews and advice.
The Consulate is surprisingly small, considering that Vancouver doesn't process IR-1s. Vancouver seemed much bigger of a facility and inviting.

VJ, this site and reading posts has been a great help! thanks to everyone.

..it was a little tense in the 'screening' area outside the Consulate as a US citizen and his 'muscle' got physical with the security in the morning about 20mins before I arrived. So the airport type security was a little on edge. But no big deal.

All things said and done... it still seems crazy to fly across the country, 3 time zones, time off work, get delayed in airports due to snow storms, one night late to Montreal, extra costs on top of food, lodging etc. for a one hour wait and 2 x 3-5min interviews (max). But all the complaining aside. The interview was the easiest part of it all - the prep and chasing all the needed info paid off.
Dude at #7, as others have written, very courteous and kind. One of the few people on staff (security, greeter and other applicants LOL) who actually liked being there and showed it with his face!
