  1. You’ll have to pay the capital gain on the sale as soon as you activate your greencard and become US resident. What I’ve found, is that you are getting an exemption of 500,000 for a couple, if you owned the house for at least 5 years, and lived there for 2 years, I believe. You can also write off the renovations and the closing fees.
  2. yeah, that’s why I was a bit shocked🤷🏼‍♀️. We got envelopes..and on my visa it says, that I can’t land without my husband..Will see what’s going to happen ..0
  3. Oh, I don’t really care about other visas, because they were Crew visa and Tourist visa, but with my Canadian passport I didn’t need them anymore. I just don’t understand.. how could they have processed me without the principal applicant. According to them, starting today I’m a US resident. It’s just what about the envelope with documents which I got from the consulate and the fees? I haven’t paid anything..
  4. Need your advice! So, my husband was the primary applicant and on the visa it says that I can only follow him. We didn’t want to land right away, because we have to sell the house first. So, today I had layover in Houston, and I was going through the customs, and I was without my husband. The US officer saw my visa and said that he will try to bypass it to let me in, which did happen. However, 30 min later I got a call from Customs and Immigration. The officer was super nice, but said that they have to cancel all my previous US visas( I had 2 on my other passport), and that they have to activate my E22 visa. And that I will get greencard mailed to me. I told him that we are planning to cross the border in September, and that I haven’t even paid the fees. But he told me that now my Greencard is activated and asked for an updated address. I honestly, don’t understand how they could have activated it, though I’m not a principal applicant. And that’s what even says on the visa. And what am I supposed to do now, when we go to cross together in September? looking for any insights, please, because I’m very confused.
  5. I read the CRA instructions as to what is considered your primary residence. But based on that, as long it was our primary residence for so many years, and it is our only house, it looked like we didn't have to pay anything in Canada.. But I'll definitely try to look into it. It's just so hard to sell a house now. Hopefully, we will manage to sell it early.

  7. Thanks for your reply! Yes, we owned it fir more than 5 years, and lived there together for more than 2 years. So, let's say, we sold it for 1 mln $, but bought it for 300,000 = 700,000 gain. IRS exempts 500,000 for us = 200,000 , but we did home improvements, rennovations, +pay to the real estate agent, which let's say equals to 200,000$. So, technically, we won't be paying any taxes on the sale of the house? On a side not, do you know by any chance. I had a SSN in the US in 2010, I worked thre for 2 months. Does it mean, I have some kind of Credit History in the Us, or I'll have to start from the beginning with no credit history. Really appreciate your help!
  8. Hello! Was wondering if smb can suggest a good tax advisor in the US. We live in Canada and planning to land in US as new rsidents in October. I'm not sure if we will be able to sell our house by then. I know we can be exempt for 500,000 revenue on selling it, but it might be a bit more. And don't feel like paying 15% on that. Does anyone know if we can add the renovations expenses towards the initial cost of the house. Thyanks for any advice on that!
  9. We DQ in Montreal September 21st 2022, I think. In the middle of December 2022 we asked NVC to switch to Paris, and we don’t live there, just have a passport. Our new DQ date was Jan 5th 2023 there. Interview letter we received March 28th for May 24th interview. But I think they do interviews in batches for EB2 nIW there, because there was another lady who had interview the same day with us, but she DQ in March. For her I was less than a month.
  10. Just wanted to share my interview experience. Originally, was supposed to interview in Montreal, but switched to Paris embassy, because my husband is French, he is the main applicant. We had our interview in Paris on the 24th. The original documents we had to give in the first booth, the consular didn’t even look at any originals or police certificates. Asked my husband couple questions like, where does he work? If he is going to continue working in the same field. He didn’t ask me anything at all. After that he said that our visas were approved. When we got to the hotel, the CEAC status changed to Admin Processing. But we were not asked any additional documents, nor did we get and G221 form. When I did some digging, Administrative processing also means that the visa is approved, but not printed yet. Yesterday, May 31st the status finally changed to Issued. It was the same administrative processing for other people who interviewed with us the same day too. Just wanted to share that administrative processing does not always mean additional checks. And thanks to everyone for sharing their stories on this platform! It helped us a lot to get through this long process! We filed our I-140 Oct 2021. And hopefully today we will get passports back, which will be almost 1,5 years since we started working on this adventure! Good luck to everyone waiting for their interviews. I really hope that Montreal will speed up !!
  11. Did this status change to anything else at any point for you after the interview?
  12. Go to your family and ask to get tested for all of them (you won’t be able to test for tetanus), the blood test will show if you are immune to them or not. It took a week for me to get the results. Tetanus has to be done once in 10 years. If you don’t remember, you have to do it. For Measles, Mumps, Rubella, you have to be immune to all 3 of them, or you’ll have to get a vaccine. You don’t need influenza, because it’s not a flu season now. Polio i think is also only for kids.
  13. Just keep in mind that it will be from the date of your medical, when you have 6 months to enter the US to land. We did our medical a month before the interview, and will have only 5 months, and hopefully selling the house will not take too long..

  15. Yes, you can travel to US. Travelled multiple times btw Canada and US, while waiting for my interview. They have never even mentioned once my immigrant visa. Don't think it matters when you do your medical. Just make sure to do it at least 3-2 weeks before your interview.
  16. You will have to fly there, to do your medical. We live in Canada, but we had to fly to Lisbon to do medical, because Paris accepts medicals from both Portugal/France. And it was cheaper to do it in Lisbon than Paris. But it’s still worth to fly and do it somewhere else, if you can have your interview earlier in another consulate.
  17. When I sent request to NVC asking if we can transfer the case to the country of citizenship, and what proof they need, they asked for birth certificate or passport. There were no other requirements for the case to be transferred to another embassy/consulate. After we submitted both, case was transferred in a week. May be, it’s not a requirement anymore to live there .
  18. I suggest you to use Portals on this forum and go to Brazilian Portal. You can compare the similar timelines with other people and see how long it might take you to get an interview there. It took us almost 3 months to get IL in Paris embassy.
  19. Do it! Absolutely worth it. I only regret that we didn’t transfer our case earlier from Montreal. It’s super easy. You Just have to send NVC your Brazilian passport and ask to transfer through inquiry form. Your case is in NVC, so it won’t get lost. I’d be more worried for waiting for the interview in Montreal.
  20. Not my new embassy. I DQ there Jan 2023 and got IL for the same date with ppl who DQ only in March 2023, but looks like this embassy wanted to rush all EB2s before the new retrogression update.
  21. You definitely should be good. It’s just some countries like France, don’t give you an official birth certificate the day you are born. You have to order it through the Marie and they just mail the paper with their stamp..and apparently, it has the expiration date of 3 months. That’s why we got the new one, just in case. I’m sure your original birth certificates are good.
  22. I think it depends on the country. I know that French birth certificates are valid only for 3 months, so we had to request it again. But my country birth certificate is alway current. You should probably e-mail the consulate or NVC. Or check the requirements for the official documents on CEAC website by country.
