Hello, Wanted to follow up on this thread and check if anyone has gone through selling property and is similar to my case. I moved to the US in April 2023, sold my property in May 2023 so had to go through all the complexities with selling as a non resident and the 25% tax withholding. Currently waiting for the clearance certificate to complete. My question is once the clearance certificate is obtained, will I receive the entire 25% back, am I exempt from that since I'm considered a resident of Canada for tax purposes having presence in Canada this year and at that property? Looking to see what the outcome was for others in the same situation.

For me they asked only which countries did you visit in the last 5 years. I did not travel that much, mostly with US and Canada so they did not ask further. I’m assuming if you have a long travel history they may want to ask more questions on that.

Unfortunately yes, that’s not a good thing to have extensive travel history. They will most definitely ask you about the countries you’ve visited. Its always advised to limit international travel during the visa process, so you should avoid it until your interview. For previous travel be sure to have all information to answer any questions the CO might ask.

No problems for me. I had my interview in Montreal while my spouse was in Canada too. They do however have to confirm a US address and phone number that you used on your application so make sure you provide that.

Regarding if you should avoid travel or not, I’d recommend to avoid international destinations if you can. It’s not explicitly stated you’re not allowed to, but does have potential to delay the process after your interview, as I’ve seen with other applicants that had excessive travel history. for myself I only had a few trips to the US between my DQ and interview, no issues.
