Retaining Permanent Residnet Status whiel living abroad

I believe that generally one can stay outside of the US for one year. My understanding is that here is a way to extend stay outside of the US for up to 2 years, is this correct?

Ont he other hand it seems that some people maintain a GC for years by traveling to US every so often and owning a condo.

 

I (GC holder) am married to a US citizen. If I lost my resident status would I need to start from scratch to get a GC?

Timeline

Form I-131.  Needs to be filed while in the US and remain in the US until the biometrics before travelling.  Ideally you would want it approved and in hand before travelling.
