Planning to rent my house. I don’t wanna sale it now

https://cardinalpointwealth.com/2022/07/27/us-taxation-of-your-canadian-rental-home/#:~:text=How is my Canadian rental,to Canada on your rental.

Its a bit of a headache.  You have to file a non-resident Canadian tax return and you have to hold on to 25% of the gross rental earnings for the CRA.  The article has all of the information.

No problem!  Better to be prepared than not!

I have PTSD from dealing with CRA a few years ago when we had a rental property and then sold it a year after moving to the US.  It was a nightmare. Filing taxes for the rents was terrible.  Obtaining the certificate of disposition when we sold was a real headache.  I don't wish that on anyone!

I'd definitely find a highly competent cross border accountant now and discuss all of the scenarios.

I had a corporate sponsored move which included tax assistance for the first year.  PWC was who they offered me.  My pre-departure consultant was good but the actual tax accountants caused a lot of headaches.  The operative here was accountants - more than one.  You really need one that does both sides taxes and understands both sides tax rules and treaty rules.  That would have made life a lot easier.

@MikeS2024  Congratulations! Did the officer say why it is best to enter and get the stamp ASAP? Di you catch what was he talking about? Was he simply hinting at possibilities of Trump doing weird things? or was it something else you think?  Thanks!

I asked the officer if I should get it stamped ASAP. They said yes. I didn't ask anything more and I doubt they would have answered if I did.

Congratulations @MikeS2024, aside from not bringing a bag to the consulate other than our documents folder, are we allowed to bring our phone to the consulate?

Yes, you are allowed to bring your phone. They will ask you to turn it off and put it in an individual tiny locker before you go to your interview. So, don't bring any other devices.

I have a very good one in Dallas.  She has done our taxes since wife arrived in 2017.  PM me.
