I will be traveling alone to USA from Canada to activate my Immigrant Visa which was issued last month. My family still stays in Canada.

I need to return to Canada for few months to close out the sale of our primary residence, wrap up all loose ends and ship our belongings before the final move.

Do I need to prepare a list of belongings that would follow and submit during my immigration (activation of GC) at the port of entry? Or I just return and prepare my list and show the CBP officer when we are making the final move.

Please share your experience.

Is your petitioner already resident in the US? The petitioner must enter before or with the beneficiary.. they cannot remain in residence outside the US

My petitioner is in Canada. I am making a soft landing so that we could all finally move within 2 months after I finish everything in Canada. The petitioner needs to be in Canada to close the sale of the property.

You will get denied entry if you try to enter on the immigrant visa with the petitioner still outside the US. The petitioner must have already established domicile or be doing it on your entry trip. Simplest is your petitioner enters with you .. then you can turn around and both head straight back .  You need the goods declaration whenever you are bringing items in as a new or returning immigrant .. but you have 10 years to bring it all .. as many trips as needed.. as long as it meets the CBP requirements for returning resident effects

So, I don't need to prepare a list and submit at this entry trip..

car or household goods?

cars require special documentation

household goods can go thru inspection so if u use a trailer of any kind,  make it easy for CBP to see the contents or they can take everything out to check

check the items listed on the following site that are restricted

some things might be a surprise (like ceramic tableware)

Please note that this is against US immigration law, even if the CBP officer at POE does not catch you.  The law requires that the petitioning sponsor be in the US before or with you when you first enter the US with your immigrant visa.  Even if the CBP officer incorrectly admits you into the US as LPR, if your petitioning sponsor is not in the US at the time of your entry, it could affect your future eligibility for US citizenship as your admission would be considered "unlawful".
