My wife and I are filling out the I-864 and we're using our assets to meet the requirements.  If we plan on selling our home (but it's not sold yet), do we include its net value under "real estate holdings" or under "savings and checking accounts"?

You include it only if you can sell it in a year.

Until it is cash from sale it is real estate.  So you put it under real estate holdings.

Mike’s answer is correct, provide an appraisal and mortgage statement as proof of net value as only the equity counts as an asset.

With that said I am more interested in how you scored a K3.  That’s like a lottery win.  Is your timeline accurate?  I864 implies CR/IR1 not K3

Oops.  Yeah, that's just ignorance on my part.  I thought when USCIS 'approved' and sent the I-130 to the NVC that my status changed to K-3 immediately.

Thanks guys for the reassurance.  Most of this stuff makes sense, but there's always doubt in my mind about what 'they' really want.

The only way your status would change to K3 is if you received a K3 visa and used it to enter the USA.  Your visa will be CR1 or IR1 depending on how long you've been married.
