Cali and Texas are pretty big states. It really depends on the local area. If there's a housing shortage then you won't find a 6-month lease. If there's a housing surplus then you might even find places willing to do month-to-month. Also depends on your needs. 6-month leases were available in my area, but none would sign anything less than 12-months because I had a pet. Why? No idea, nobody could ever explain it clearly to me.

Well sure, there's always an exception that proves the rule. But most landlords who have more applicants than people to put them are going to want to make sure you stay a long time. On the other hand there are some landlords who'll cut you a break if they meet you and see you as a "desirable" tenant. When I first moved out here for instance, I was looking at renting a house but I only wanted a 6-month lease. They landlord had another couple looking at it, ready to sign a 12-month lease. But he gave it to us because I was ex-military (and so was he) and he just connected with us.

Yeah. Welcome to California. There's a lotta stuff that doesn't make a lot of sense out here.

I guess your second thing is what I meant... most might not, but there will always be people in different situations, and some of them might match up with being happy to give a six-month lease

Thank you soooooo much - I just feel like I should have a tome of evidence and I just don't. I am still pretty certain I will be fine but it is always nice to get a bit of reassurance *sigh* Grrr I hate feeling like this. Heh - also Jeremy comes from a background where people live on the day to day - trailers, trailer parks, friend's sofas, campervans... The thought of contracts and things doesn't really come into it - I have tried to explain to him that maybe he is being too judgmental based on where he has come from and to remember that this is *our* life now and we don't have to settle for sh1tty conditions. We can negotiate better contracts and talk to people instead of settling for whatever is cheapest even if it is dodgy as hell!!! Old habits die hard and all that... like I said - it is going to be a steep learning curve

He has however conceded to speaking to a realtor when I get back to the UK - there is no harm in finding out all our options but he doesn't think he will be able to get a mortgage on his salary alone
