Selling a House in the Philippines - How difficult

How hard is this process?  I remember about 10 years ago I was looking for houses in the Philippines, I saw many that were listed in the 4 to 5 million range and most were vacant and had been for sale for long time like years, and I was told many if not all were owned by someones who family member worked outside of the Philippines.  

 

I am sure many people want to buy but they are costly and from what I am hearing now land is no longer cheap like it was 10 to 15 years ago, many land speculators are buying large chunks of land and then selling them off in 1 or 2 hectares.

 

Anyone tried to sell a house in the 5 to 20 million peso range as of late?
