You definitely can use the rental income for the I-864.  Your tax return (tax transcript) showing the income and leases should do.  

Alternatively, you can use assets for the I-864.  If it's just you and your spouse and no kids, then you need to show around $60,000 of cash and/or stocks in non-retirement accounts.

Rent income is treated the same as self employment income, because you ARE self employed as a "landlord".  As such it is the profits, not the revenue that constitute "income" in this context.  That rent is being paid is not evidence of income. For the self employed, current income comes from the current income line of the most recently filed US Federal tax return.  Your current rental income is going to be what's left over after you subtract legitimate expenses, such as mortgage payments, maintenance, and depreciation.

In that case, you will either need to go to the US a few months before your husband, to get a job in the US paying you above the minimum, or get a qualifying joint sponsor whose income is sufficient.  Returning to the US before your husband has his visa is often necessary to establish a US domicile as well.  Good luck!

That is what I expected.  You have rental revenue.  Revenue and income are not the same.  Income is revenue minus expenses, in this case the legitimate expenses you claimed on your tax return.
