Cost to build a house in the Philippines

I was on vacation on Camiguin Island around 2010. I was staying at a Golden Sunset Beach Club, they had a piece of ocean front property next to it, it was about 4 acres that had excellent beach front, price was only 50K USD.   I bet that price has went up 10 times if the same property was still available.

He found 1 hectare on a highway for 3 million peso.  He is now going to purchase it and build a large house on it.  I told him to put me a room with split air con and a mud door so I can have my own entry/exit point.

 

He thinks it will take about 1 year to get house built and wall around the house, his buddy put up a wall 12 years ago and it cost half million peso, I am sure that price has double or tripled since then.

 

I will spend some time at his house and determine if I really want to build there.
