Cost to build a house in the Philippines

What do you see as a ball park cost to build a 3 bedroom, 2 bath house in the Philippines.  I want large rooms like an American house. 

 

I would do a large Master Bedroom and large Master CR and the other room would be big enough to fit a king size bed with plenty of room.

 

I would want plenty of electrical outlets, and split air con in Master Bedroom, Living Room and Kitchen area.  I would also want at least a covered 2 car garage attached to the house, with stairs leading up for a sitting deck for now. 

 

 When I build I would make the second story reinforced just incase I want to add a 2nd level I wouldn't have to reinforce it, I could just add another level.

 

I am thinking 60 to 80K USD, does that seem in the ball park?

That is close but not for huge rooms and all else you want, you would be looking more like 180k to 220k for everything usd for what u want

It depends on a lot of factors. Where in the Philippines? Are you just talking about the cost of building the house and not the cost of the land? If you are thinking that you want 2 story's I would suggest doing it from the start. But if you are taking about just the structure and 1 story house I think that you are in the ball park.

Several house builds detailed on YouTube. Most give estimated costs but the guy at Philippines lifestyle 365 detailed it out with spreadsheets in one video.  He’s building in Lipa. 
 

 

your estimate is far lower than anyone I have seen building a western style house.

I didn't see where he mentioned the size of the home. What is the sq ft or sq m?

Was just under 300 sq m

What part of USA? When?

 

I moved back during 2009 during the US recession to a fairly new and city where there were many foreclosed or Short Sale homes that were 2 years or less in Texas.

 

I found a 4500 sq ft house with many upgrades that was 2 years old for 290K, now appraised over 600K it was a short sale.

The other guy lives just down the road from James.  James is very detailed on the build process and an excellent watch. Only issue was he never goes through his build cost other than general per sq m ranges.  Oddly he did detail his pool build cost completely.  There’s another couple in Lipa, Retired and happy in the Philippines.  His early videos with builders give pretty good per m cost ranges based on finishes when he was shopping builders.  Also covers perimeter wall costs. One more up north, casaTexpina built a large ranch across four lots near Clark. His build series just wrapped up.  Down south there’s a guy building on a beach and acting as his own general. He’s doing cast concrete walls vs CHB. Channel is Texas Filipino.  There is several others including an OFW in Palawan and another Palawan couple that built a really tiny place but not a lot of cost details. I really need to quit watching these 😀

Utah. This was a new construction in 2014.

He has  sweet set up, I have watched a few of his videos in the past
