Doesn't the requirement to for a marital union with a UCS apply only by the time of the filing?

Yes, you are correct. After N-400 filing the applicant can separate but must remain married throughout the naturalization process: https://www.uscis.gov/policy-manual/volume-12-part-g-chapter-3

I can renew my green card after the validity of 10 years by myself alone

Yes, Form I-90 is straightforward. Or before the 10-year GC expires you can submit new N-400 when you are eligible for regular 5 year filing rule. https://www.uscis.gov/forms/uscis-early-filing-calculator

Thank you, if nothing change, I'll try to finalize this N400 before the divorce and if not possible I'll reapply after the 5 years and if still not possible for any other reason under this green card, I'll renew this green card alone without affidavit or similar things and apply for the n400 after, that's correct?

Yes, that is correct. You'll include a copy of your current Green Card and answer some bio data: https://www.uscis.gov/sites/default/files/document/forms/i-90.pdf The 2 main questions are:

  1. Have you ever been in exclusion, deportation, or removal proceedings or ordered removed from the United States?
  2. Since you were granted permanent residence, have you ever filed Form I-407, Abandonment by Alien of Status as Lawful Permanent Resident, or otherwise been determined to have abandoned your status?

I will ask her, I don't know about 5 yeras or 3 years, I have a green card for 10 years and we did a cr1, when you say withdraw the application for 3 years, what does that mean ?  In both cases I just need to let the officer knows a the interview and that shouldn't be a problem for the naturalization ?

If you have been a PR and meet the criteria under the 5-year rule then divorce has no bearing on your N-400 application.
