Because I'm on the road 18 days a month, and when I'm off for the other days, I go to Colombia to see my fiancé and son as we share an apartment there. One of my parents wrote me a rental agreement for the K1 visa for my fiancé. Is this good enough to establish proof of residency in the US? Do the embassies frown upon rental agreement from parents? Aside from bank statements, and maybe a copy of my car's registration, is there another way of proving physical presence in the US?

Not an expert, but yes, you need to show proof of residency (domicile) in the USA.

A rental agreement from parents is good, but you need supplemental info to show that you consider the USA to be your home.  Car registration, bank statements, utility bills, voting registration, work pay statements, etc.  Show that your life is in USA, and not in Colombia, and it will continue to be when K-1 is approved.
