I don’t think it is needed but if you want to give them something they probably don’t see every day maybe sign up for USPS’s Informed Delivery and send a print off with a weeks worth of the mail received at yalls house.

If there are bills you are paying on your personal credit card that are recurring, I would move them to autopay from a joint checking account if possible.

Thanks for the suggestion. I'll talk to hubby about it.  I am still building my credit so that's why we decided to pay some utility bills using my personal CC.

As an aside, I'm not sure what your state laws are, but in Florida spouses automatically have homestead rights to the primary residence, whether named or not on the title deed.  I am not on the loan, but I'm on the mortgage and title deed now. However, as stated, I was not at the time and it really made no difference to my legal rights so as far as my husband and I were concerned, I was protected.  Perhaps a little research on how it works in your state would be a good idea because at least if you get asked, it shows that you looked into it. If it's not necessary legally, they aren't likely to insist upon it.

Until last year, to add me to the mortgage would have cost us a percentage of the resale value of the house plus fees and it worked out to a cool $4000. Even though we looked into it, it wasn't worth the cost when I already had protection through the state's homestead laws.

Good luck. I don't see anything for you to worry about :)

We'll look into it even though we just refinanced the mortgage last year.  Thanks for that. :)

A great way to increase your credit score is to have your husband add you as an authorized user on a credit card with a long and on time payment history. Of course, you also need your own credit cards.

Oh, goodness, i didn't mean to suggest you should refinance.  That's overflowing with extra fees and you did say you'd recently done a refinance.

What we did was we looked into the costs and how it affected my protection as the spouse when I was not on the mortgage. So IF we got asked about it (which we didn't) we could explain why it wasn't financially feasible at the time. I meant just having the facts so you can show you understand the options for when you are ready/if you choose to join your hubby on the mortgage in the future.

No worries. Hubby decided to refinance the mortgage because the interest rate was low during that time. Forgot about adding my name to the deed of trust back then.

I’ll include separate pages for explanations as to why I’m not included on the old & refinanced mortgage and why most of our bills are under hubby’s name only.

Again, thanks for the info. 😊

It probably won’t make any difference, but you took the time to ask.  Your rationale sounds like an excuse not a reason.

You can build credit even faster by buying a coffee at McDonalds once a month with that credit card. Credit ratings rise faster when credit utilization is lower (but not zero).

Genius.

Slight improvement on your brilliant idea both of you sign up and each show emails showing the same Informed Delivery results.

I am going to do this for our RoC.

The only people I can think of who could unbiasedly verify I live at my house is our UPS guy and the Prime delivery lady, I see them like every day. I wonder if anyone has ever gotten a delivery guy to write a sworn statement. 🤣

For what it is worth:

- I'm not on the house

- I'm not on any of the bills

- We do not have any joined accounts

- We did not take any trips together during the 3+ years between AOS and ROC

- We only had a courthouse wedding

- Other than legally required photographs, I'm not in any photograph.

None of it mattered to the IO after she heard our reason for it.

I feel pretty confident to state that you have plenty.

Personally I feel that an IO has figured out if a marriage is for real or not within the first 2 minutes of meeting a couple.
