My personal opinion: I'd be very careful of that. I suppose it depends on the house, the person selling it, etc. I would have it inspected before buying it. As for installments, you mean like monthly payments? I don't think FSBO deals work that way. You would have to get a typical mortgage methinks.

I'm not real estate saavy...heck I didn't even know what I was doing when we bought our first car...it's all so confusing to me...by monthly payments I did mean going through a bank and then having to pay the bank...yeah inspecting it would be a good thing...who do I get to do that? Thanks for ur help...

Home Inspectors come out and check the place over, cost about 400 bucks give or take depending on area, so make suer you really want it before you get it inspected.

Might want to get it apprased as well, think that a bit cheaper to do!

The first home I bought was "for sale by owner." Fortunately, the band did everything for me. There are inspections for this that and the other to make sure there is nothing wrong with the home and it is structurally sound. (no cracks in the foundation, termites, etc) So if you are financing the home, which most of us have to do ;) I think it's ok to buy from the owner alone. I know a lot of my friends sells their homes themselves to avoid having to pay the realtor.

Only difference (really) is that they are saving themselves some $ by not having a realtor broker it for them. As long as YOU use a realtor (or have someone to look after your best interests), it shouldn't really effect you in the least.

And I'd ditto that idea about a home inspection. And, if its an older home, see if you can't work a home warranty into the deal. (Wish I had known to ask my realtor about that.)

There's a beautiful little home not far from where I live now that's FSBO. Every time I drive by it, I wish I could buy it! But it wouldn't make much sense, since we're not planning to stay in the area long term. Maybe it'll still be for sale in a few years. :lol:

Hey also you can go online and look up the value of the land through your local county office just like how you would do it in our own countries. It should give you the name of the person who owns it and so on just to make sure they do own it or if they are leasing or renting it from someone else. Plus you can ring a local realator and ask for referals to the closest apprasors and inspectors you can practically do it all yourself. I know when we bought, we checked the local taxes,surveyors,inspectors. Did alot of leg work but it was worth it in the end.

I've reached that realistic age where I have to choose between having fun and a heart attack :)

i think before you buy from a private seller or a real estate firm..have it checked out..saves time and sometimes you can have the problems ided fixed prior to purchase
