I am the sponsor of my wife from .Our 1-30 has been approved and the case has  been sent to NVC center for interview schedule.I am self employed and send my 2018 year tax return which was 24.405..For the other past years, I posted the numbers in the affidavit of support (for 2017  $21695 and 2016 reported income was 12185).They asked my 1099 for the company earning that was in the amount of 13125.the rest of the income was reported from the rental income.Even though my last 2 year's income was over the minimum poverty line I received a notice from NVC saying "........

does not meet the minimum income requirement to sponsor the intending immigrants for this case. The consular officer will make a decision regarding this requirement at the time of the interview. For more information, please visit https://www.uscis.gov/i-864p. To avoid delays, an additional Affidavit of Support Form I-864 for a joint sponsor may be submitted. FINANCIAL SPONSORSHIP RESPONSIBILITIES: Financial sponsors, joint sponsors, and applicants should be aware of responsibilities when signing an I-864 and the consequences for a sponsored immigrant's acceptance of federal means-tested public benefits. this is what they sent me .what are we going to do ?..
They gave me option to use the joint sponsor.I do not like to use the joint sponsor .Instead I showed my saved money in the bank account and my 2 paid properties.Will this be helpful in the interview to become sponsor for my wife or will they say bring the joint sponsor ?
what else can i do for being in good condition during  counselor process?

To avoid any delays I would suggest using the joint sponsor. My income was not considerto be enough yet we did not find that out until time of interview. We were placed in Administrative Processing in December to get the joint sponsor and are still waiting. I did not want to use a joint sponsor so before the interview we had all necessary documents or so we thought, once you are placed in AP it is a very long process with very little if any communication from the Embassy. It does not take 6 months to verify an income yet here we sit still waiting. If I had it to do over I would have made sure to be over prepared for the interview! I hope this helps

But my last 2 year"s income is over the poverty line and plus I am showing my savings and 2 paid properties The only year below the poverty level was 2016 .Still do I need to show Joint sponsor in this circumstances?

you can use assets such as the 2 houses as they are not primary residence but consider the cost 

according to the I 864 instructions 

 

Only assets that can be converted into cash within one year and without considerable hardship or financial loss to the owner may be included. The owner of the asset must include a description of the asset, proof of ownership, and the basis for the owner’s claim of its net cash value. You may include the net value of your home as an asset. The net value of the home is the appraised value of the home, minus the sum of any and all loans secured by a mortgage, trust deed, or other lien on the home. If you wish to include the net value of your home, then you must include documentation demonstrating that you own it, a recent appraisal by a licensed appraiser, and evidence of the amount of any and all loans secured by a mortgage, trust deed, or other lien on the home

 

it is not cheap to have the 2 property appraised

You are guessing wrong.  NVC is just telling him the Consular Officer will make the decision.  From actual experiences I, and many members here understand that this notice would be received no matter if he listed a million bucks in a savings account.  In reality, the Consular Officer is going to consider the totality of circumstances, INCLUDING the liquid assets.  Armed with the knowledge my last statement is absolutely correct, the OP can now stop worrying and get back to preparing for his spouse to arrive.
