I did not list my real estate or retirement.   If your income is 125% above the poverty line just use that as the other information will  just complicate things more.

This is incorrect information. You do not have to be 125% ABOVE the poverty income. It’s 125% OF poverty income. Completely different amount.

Oops shoot sorry...I started out by repeating OP above where stated they were above the poverty line then went back to change it to the 125% of (as some embassy are not satisfied if you are just slightly above) and I didn't adjust my wording correctly.

I'm seeing a lot of cases delayed for joint sponsor so "I" would not be satisfied myself if my income was just above the poverty line.  If my income is not at least 125% of "I" would include assets to reach that number.  In my case I did not list my assets as I don't have a concern my wages won't suffice.

We just received our NOA2 and I'm completing the Affidavit for Support.  My question is due to my divorce, I took on a lot of debt.  So for question 8a & 8b, is this just strictly real estate?  Do I need to include my credit card debts and loans in this section?  If so, would it effect our K1 Visa approval, if say my home is worth 200K and debt is about 200K as well (including mortgage).  I have retirement 401k and an IRA as well as assets?  Should I be listing that in stocks and bonds portion (question 6)?  I should note that I do make well above the poverty level.

I had the same question when previewing the I-134. I found out that the debt portion it’s asking about is only related to the remaining mortgage of your home.

So if you have been in your Home a long time and built a lot of equity, you can prove this by showing your county property tax statements and current mortgage statements. The county tax statement doesn’t always accurately portray your home’s value but it’s pretty close and in most cases like in my county they always appraise my home higher than what I think but that’s to their benefit.

Dont include consumer debt for that one because that’s not what it’s asking for....just your mortgage debt only.

but as someone else said if you are using Assets as a means instead of income to show means of support, then include that. Sounds like your income is just fine.
