No one will be able to tell you if this is enough. 

Specifics matters.  Will all the renters be leaving when you move in?  Will these people renting part of the house have year long leases?  

I am not posing the above questions for you to answer.  It is to illustrate that it's impossible to give you an answer because we have no ideas of the specifics that the CO is looking for.  A job with a W-2 is easy for a CO to figure out and understand.  A complex living arrangement with people renting rooms in a house that you want to bring your house into, no prior tax returns, no prior proof of income, etc. is hard for a CO to figure out and understand. 

 

You have been told that you can use your assets for the I-864 when you asked about depositing $150,000 into his account.  You were advised to go read the instructions for the I-864.


Why are you ignoring the simple way meet the I-864 requirements and keep asking for a complex way to do this?

Where is your husband in all of this?  He lives in America and can rent out part of his house.  Why doesn't he have the income to sponsor you?  Your uncle doesn't qualify as a Joint Sponsor.  His mother can not be the Joint Sponsor with negative income and a husband unwilling to sign the I-864a. 

What's going on?  What's the whole story?

I am overseas, opening a bank account will require me going to the states, I'd rated not do that right now and find a different way, my husband hurt his back in an accident that's why he is not working, and we wanted to use his mom she is still married to a man that is living with someone else already and they are not speaking, my husband also has no contact with his dad. I don't have an uncle.

Given all the other hassles involved in trying to make this work, surely going to the US is the quickest and easiest way to sort this out. If you have $150k in cash lying around, the cost of the air ticket can’t be an issue, and it only takes a day to open an account if you make sure you have all the documentation in advance. Any transfers etc can be done online after that. You could fly Friday evening, open the account on Saturday and be back home on Sunday and (assuming you don’t work weekends) not even miss any work.

Of course, anyone but a USC isn't guaranteed entry.  But generally speaking most people going on vacation for short durations don't have issues. 

 

Does your husband not have a bank account in the USA?  You can be added onto his accounts if he does with a w8-ben form.

Well, there’s clearly no ideal solution for you in these circumstances so you or your husband need to figure out what the best given the situation is. Or why don’t you just wire the money into your husband’s account, then you don’t have to go anywhere other than your computer terminal or possibly your own bank branch?

You do not need to open a US bank account or go to the US.  Wire the money from where you are to your husband's account in the US.

So my husband makes more than what's required, but it's really close to poverty level.

We want his mother to co-sponsor just in case, she has 3 investment properties, each is worth around a million dollars, no mortgage, but on her tax return it says that her income is negative $-40K because of all the expenses and deductions. 

Can we use the properties alone? 

I understand that we need to do property appraisal, can we appraise one property? we already have one report ready worth 1 million $ , or do we need all properties?

It will be up to the interviewing officer to decide 

1. If your husbands income is sufficient or you need a joint sponsor 

2. If your mother in laws assets as presented are able to be converted into cash in the appropriate period of time if needed   . This is one of the challenges in using property ..it’s mot just the value of the asset but if it’s liquid enough

Well it's a property that she has without mortgage, so it's liquid, she can sell it anytime

Sellers also need buyers so it may not be perceived as that straight forward. Hopefully others with direct personal experience will chime in. We used our own assets in the 864 but we had long term cash savings over the needed level as well as the house we were selling when we immigrated

But they are asking for the value of the house, not whether or not she has a buyer

There are some forms of assets that seem to hold less power.  Cash obviously is strongest.  Stocks gain and lose value so they may not be worth what you say they are later on.  Housing being liquid depends on having a buyer and the selling price, which changes over time.  Some people could take over a year to sell a house.  The officer doesn’t know real estate like someone who has that job so they have to estimate if it’s stable enough to be considered.  So it’s basically their opinion of the situation that decides.

 

We’re just warning you it may not be enough no matter how many properties you use.

 

In answer to your question most people and lawyers consider the more the better (so all the properties, not just one) so it doesn’t slow down the process, but no one can tell you for sure it’ll be accepted either way.  I also don’t have personal experience but would think showing the value(appraisal)/ownership(deeds?) would be necessary.
