Yeah, it's possible if there aren't enough units to house people. People still need a place to live regardless of the state of the economy. I was living in the LA area during the recession, and there was a housing shortage even though the unemployment rate there was something insane like 12 or 13%. Of course unemployment levels are only one indicator of an economy being "good" or "bad" but the recession was pretty definitely "bad."

  Well there was just a few years ago when we had ours built. There was a shortage of labor back then. Right now materials and labor both cost more than they did then. Neither of those things are actually conducive to building new construction.

  It's good that "builder confidence" is increasing, but construction is far behind demand for new housing, so it's not a direct relationship with the economy. It has been pointed out many times, it's a stretch to attribute more than minor influence in the economy to a president. It's a bigger leap of wahoo to try and link the housing market into that.

Agreed. In California, there isn't any one individual cause for the housing shortage, but the greatest ones are related to state issues which transcend party lines. What's happening on a national level economically, and how much influence any president actually has on that, doesn't factor as highly as (to name a couple of issues) Prop 13, CEQA and zoning out here, plus the political clout of the NIMBYs who are every color of the political spectrum.

 

I don't own any property in California at the moment, but I have, and I am not so sure I want to buy another single family dwelling because I think that makes me part of the problem. Once we know where we're putting down roots, I'm more likely to buy a condo than another big house. If we have kids, I would have to rethink that, but not necessarily. I spent the first five years of my life in an apartment complex in North Hollywood and it was fine -- plenty of kids to play with and there was some outdoor space. I'm not saying I'd move back to NoHo but I'd be open to apartment living even with a kid if the unit was big enough.

On Monday, the Supreme Court announced it would not review City of Boise vs. Martin, a 2018 ruling handed down by the San Francisco-based 9th Circuit Court of Appeals. In Martin, the appeals court struck down prohibitions on sleeping and camping in public that the Idaho city had enacted to address homelessness. Boise’s ordinances did not pass constitutional muster, according to the 9th Circuit, because they inflicted “cruel and unusual punishment” on that city’s homeless population.

By allowing Martin to stand, the Supreme Court leaves local officials powerless to stop the expansion of homeless encampments. In many West Coast cities, the burgeoning number of tents have left sidewalks in some neighborhoods awash in trash, human waste and used needles and have led to outbreaks of infectious diseases such as hepatitis A and C and rodent infestations.

I tend to get distracted when somebody pulls topics away from their subject.

Not at all in an area of the country that has record low unemployment and  a booming economy can make area have a housing shortage. I am looking right now to purchase some decent priced land and put rental housing but it is getting pricier for me to do here now. So I am looking into turnover the houses I have into duplexes to increase housing would be profitable to me in extra rents. I live between Houston and Galveston and it is booming here right now and I knew it would 10 years ago and bought cheap housing that needed work and now they are worth a lot more.

 

Oh and I knew back then that property by the water is way more desirable and also corner lots on busy thoroughfares get the highest prices. Heh.
