The seller must usually disclose those things in the document entitled Seller's Disclosure.  Things like the state of tiles are not a big deal, but anything non-functional and the age of some utilities in the house are there.

I don't know that she will. This is going to depend on her state of mind, which has been going steadily downhill. She'll say anything you want to hear because she doesn't actually remember what you are asking about. She asked me about the water heater in our end of the house, was it working well, should she get it replaced. Somehow she managed later that week to believe it had been replaced.  Two years ago, it will be fine! No, the water heater in her end of the house was replaced two years ago. Ours was original to the property. We had to get out the paperwork to show her, and even then she argued up and down the paperwork must be wrong. She was very paranoid and of the opinion we were not telling her the truth. I'd hate to be her realtor.
