You are required to submit a physical copy only for the most recent tax year. It's right there on the form, under Federal Income Tax Return Information:

NOTE: You MUST attach a photocopy or transcript of your Federal income tax return for only the most recent tax year.

And then you have a checkbox for

(Optional) I have attached photocopies or transcripts of my Federal income tax returns for my second and third most recent tax years.

You do, however, need to provide the exact information about your total income, or the adjusted gross income as reported on your tax returns for each of the last three years. If you don't have all of them, transcripts are easily obtainable on the IRS website and contain this information as well :)

I just noticed you're applying for Naturalization, and I'm not sure if that makes a difference, even though it is the same form, so it must contain the same information...

You should send either the 1040 + all W-2s, or a tax transcript. The tax transcript is simpler IMO. https://www.irs.gov/individuals/get-transcript

If the income is sufficient, then there's no need to provide assets. They are denoted as optional on the I-864 anyway.

A primary vehicle cannot be claimed for assets since it would put a hardship on the sponsor to sell it, but a secondary vehicle would qualify.
