Does anyone have experience with the Ghanaian Consulate accepting the appraised value of a home, when being used as an asset on the I-864?  Historically, do they challenge whether the home can be sold within a year?

If we get our home appraised, the appraiser will use comps that sold in less than a year, but if the CO searches the neighborhood on the internet they could see many homes, costing more, sitting on the market for longer than a year. This is why we are trying to decide if it is a good step to take with the Ghanaian Consulate.

This is what the instructions on the I-864 says about using the home as an asset; 

 

Top of page 9:

"You may include the net value of your home as an asset. The net value of the home is the appraised value of the home, 
minus the sum of any and all loans secured by a mortgage, trust deed, or other lien on the home. If you wish to include 
the net value of your home, then you must include documentation demonstrating that you own it, a recent appraisal by a 
licensed appraiser, and evidence of the amount of any and all loans secured by a mortgage, trust deed, or other lien on the 
home. You may not include the net value of an automobile unless you show that you have more than one automobile, and 
at least one automobile is not included as an asset."

 

 

If you can, I think it would be much safer to find a joint sponsor than try to use assets to meet the poverty line.  I do not have direct experience with the specific embassy but just speaking generally. 

 

If the papers came from a reputable appraiser,  I don't see why they would question it though.
