It would cost 10-15k just to redo the wiring in this house.  It's all aluminum and would need to be replaced if we redid the kitchen.  Another few grand to fix the insulation issues and venting in the roof.   Considering I have to redo wiring, plumbing, rebuild a wall, put in a window, all new cabinets and flooring, take down a wall, and NONE of it would be done by my husband.  Pretty sure close to 40-50k even with the size of my kitchen.  You can't just do the kitchen you have to do both main floor rooms unless you don't bother remodeling everything.  Then yes I agree it would be closer to 10-20k.  

 

But I could refinance for 50k get all new siding, new windows, tier the back, put in a fence and dog run, resod it, and probably build a screened in porch and have left overs with 50k.  Maybe enough to redo a bathroom! Because my husband CAN do some of that work. :D

I had my 1300sf house (built in the 70's with aluminum wiring) rewired along with my kitchen remodel. This included a new panel. New recessed lighting throughout. Garage and smoke detectors were done on a previous remodel. I also repiped at the same time for about 5000. Total cost of remodel was 32k.

Cheaper (certainly faster) to tear the casa down and rebuild it, perhaps Niki-B. ma'am?

The estimates to redo my mother's tiny kitchen depending on the quality of cabinets were in that range and up to about 75k.  Cheaper to build an addition based on the same contractor.  

 

I don't know about your building code, but ours dictates that screened in porches have to be built to the same specifications as room additions.... we've held off because it is $$$$$$ for something that is totally overkill.

No to both.  Maybe in Texas it is, but not here.

 

to buy my house again would cost me over 100k plus my original purchase price.   I cannot imagine tearing it down and rebuilding it would be any less. 

 

Nola: I do have to look into it but as I don't have the money I haven't bothered as of yet.

Just got off the phone with the Husband's O2 supplier. I gave them a bit of a rev up Wednesday, so they are falling all over themselves to pull their collective fingers out. I still don't see why an order for O2 signed on April 27 is just now being set up here at the house. I was told three days.

 

I swear the lady on the other end of the phone was audibly hillbilly. Seriously. They are meant to be arriving here this afternoon, but all she could really tell me was "after lunnnnnnnch. Y'all gonna be there then"?

I spoke with the MIL's case worker yesterday, just to let them know about the flying glowing critters flying around in her room at night, and outside the window. My guess is she has dementia with Lewy bodies. We will see what happens there.

Minimum cost to build any house where I live is 200,000 and that is just the most basic house on slab type.   I think our house is insured for 250k even though it was only 75.

 

I feel like the building code here is pretty strict for a rural area.  For example, one of the things that surprised me is that if you took down any piece of wall or dry wall in the house, you had to hardwire the whole house for smoke/co detectors.  I'm sure that is an effort to force an upgrade on people who can afford home renovations, but it is irritating.

I made the rash decision that I should go out to work, am now facing the soul destroying applications made more complicated by the fact my last 2 employers in the U.K. either no longer exist or relocated their operation to Europe so I have no references ( other than personal)

being a housewife is looking more attractive by the minute.....
