Hey guys - I'm hoping somebody can give us some advice in this situation.

We got a Request for Evidence for

"Evidence of joint tenancy such as lease agreement, mortgage statement and/or deed, and/or joint ownership of property was not submitted"

Here is the problem.. I purchased my home in 2010 solely on my credit. I still owe plenty of money on it. We were married in 2014 and my wife has ZERO credit. I added her as an authorized user on all my cards to start building her a credit history.

I looked into adding her on the deed but she would have to qualify for the loan, which seems highly unlikely given no credit and no income.

Any advice here on what we should do?

One thing we learned (and so far worked well for us) is to document any "anomaly". In your case, the "anomaly" is that you don't have a joint tenancy. You may start by writing a letter explaining why (you purchased the home, credit history etc.), add evidence to support your letter (e.g. show that you purchased in 2010, credit history for your wife and rejection letter explaining why she cannot qualify for the loan).

It worked for us in the past and hopefully will work for you.

Explain in a letter that this is pre-marital property. You could also consider providing a Will leaving your spouse the beneficiary of your home in case of death. Since you have a mortgage, your mortgage holder would probably require you to refinance and all legal ownership documents would need to change reflecting joint ownership. That's rather expensive and not advised to do. Also, you never know what can happen in relationships so you should keep your pre-marital assets in your name only.
