I'm American, husband can get an L1 visa through work

but would we be better off applying for a green card through me?

Would that help us with getting a mortgage since he's the main income earner?

L1 can probably be obtain in much shorter time frame but ultimately it does not give him permanent residence of any kind until you or his employer petitions him for GC.

Mortgage wise you will definitely be better off if he is a permanent resident. What you can do is have him come on L1 and adjust status through you - which is exactly what I had done.

L1 is dual intent so visa fraud is not an issue here.
