My income for CR-1 falls short.

My lone condo asset value sends me over the top but may be considered a hardship to sell by NVC/State Dept./Embassy. It was appraised only by the building manager because asset value is fixed.

I included as a suppliment to income, rental income from a boarder in that condo showing 12 months of rent payment documented on my bank statement. That sends me over the top, too.

My bank account alone,along with ordinary salary, has enough cash (divided by 1/3) to make the 125% by $35!

It is an extreme hardship for wife to fly to Manila Embassy two times due to personal circumstances (if the case is weak).

Brief consult with Lawyer and Rapid Visa, say I should have a co-sponsor because once the AOS package is sent to NVC, it will be considered marginal.

?My only real question: If NVC advises to bring co-sponsor documents to Embassy is that the kiss of death? I simply can not get one.?

I'm so close to the finish line and on paper, depending on interpretation.

If you have a minimum of $6,000 (Shortfall $2k x 3) in your bank account then you have enough income and assets to sponsor your spouse.

So your base income is $2000 short, but you ALSO get income from renting out a room in the condo, AND have assets in the form of the condo and savings? I think you may be ok, worth giving it a try at the embassy. Worst comes to worst, they will ask for a co-sponsor and you have another 30+ days to find one.

Me: Irish/ Swiss citizen, and now naturalised US citizen. Husband: USC; twin babies born Feb 08 in Ireland and a daughter in Feb 2010 in Arkansas who are all joint Irish/ USC. Did DCF (IR1) in 6 weeks via the Dublin, Ireland embassy and now living in Arkansas.

Your interpretation is correct. Also the "worth giving it a try" is very hopeful and I appreciate that.

Yes, to teeak's reply. I am $2k short and can show $6k with one year of bank statements.

For the few kind people that happened upon this post:

Update: wife's CR-1 interview is mid-Dec. Manila.

No co-sponsor was specifically requested on the paperwork, so I am keeping my fingers crossed interviewer feels same way.

I followed up with a legitimate visa consultant who strictly handles Manila. (This was not a scammer. Dozens of references over ten years, and no charge for my questions.) He said they currently do consider assets besides IRS reported income, so my additional assets should put me over the top. He also said the asset value of my lone residence will likely count and not be considered a hardship.

Anything could be true or not true at the actual Embassy interview, I totally get it, but that's my update.
