Old r.e. agent just e-mailed us to urge us to contact the ex-tenant "to address the discrepancies on how they received the home, and what the refund should be." We're not inclined to deal with psychos, no man.

Earlier, he had written the hothead thusly, see man:

"The only item that I can explain is the $Many for the garage door opener.

Per the lease you the tenant is responsible for the first $Many toward each repair needed except the A/C , Heat and plumbing lines.

A garage door service technician was sent to the home to repair it several months ago and you never mentioned that he did not fix it so it was assumed it had been repaired.

When you moved out it was still not working so you are still responsible for the first $Many toward fixing or replacing it.

The other items you will have to address directly with T-B. & Mrs. T-B.

You never turned in a completed Inventory and Condition Form as you admitted when you returned the keys. The purpose of that form is to document the condition of the home upon moveout and eliminate any disagreements to that affect.

I believe T-B. & Mrs. T-B. are reasonable and fair people and I assume that if you provide proof that some of these items were already damaged when you moved in, they will adjust the refund accordingly.

It is ultimately their decision and I have no say in what they decide to do."

Swabbed mini-throat for Strep, results due anytime now man.

If not that, will be prescribed steroids for croup-like cough, either Strep or croup man.

Just don't communicate with them further. Take the money out of the security deposit, return the remaining, and then send an accounting of it. Make sure all the costs are documented properly preferably with photos too and even if they take you to small claims court, they don't really have a leg to stand on.
