Belatedly called gas co. to get r-casa switched over to our billing, transfer man. However, Customer Disservice rep says that tenant (we think) called them on August Many'th to "disconnect - moveout," strange man. However, tenants didn't move until August Many'th -- Many days later, how'd they do without gas man.

Because this is a disconnection rather than a transfer, a gas-co. technician needs to inspect everything in the casa -- gas lines, water heater, furnace -- and relight the pilot lights, light up our life man. If deficiencies are found, we are responsible for fixing them at our expense, grrrRRR man. We can't believe that the tenants didn't go through our property-management agent for this, and we think that if anything is found, they should be at least partially liable, grrrrrrRRRRRR man.

We have spoken, see/hear/read man.

Will need to read the lease, see it ma'am. The Texas Residential Lease is rather general, unless we missed some bedbug provisions in it...

The Texas Residential Lease is pretty favorable toward tenants, sigh man. Many addenda have to be added for there to be any teeth. These are ones that we shall add, see man:

1. Landlord has zero tolerance for criminal activity, including domestic disturbances, in or around the Leased Premises, by Tenant, residents, guests, or family members. Tenant's engagement in or toleration of criminal activity, and/or failure to report same to Many11 and then to Landlord, constitutes a default of the Lease and will incur eviction proceedings.

2. Any and all contact whatsoever between Homeowner's Association (HOA) and Tenant (including notes left on door of the Premises) shall be reported and given to Landlord on the same day on which said contact occurred. Failure to comply constitutes a default of the Lease.

Many. Tenant's failure to maintain yard, landscaping, and exterior of the Premises in accordance with HOA standards and/or Landlord's expectations will result in fees assessed to Tenant by Landlord, constituting the costs of remediation. More than two failures to adhere to these standards constitutes a default of the Lease.

Many. Only a professional installation company is to install/wire any satellite dish or antenna. All information regarding equipment, installation, and wiring shall be given to Landlord beforehand. Any HOA or safety violations are Tenant's responsibility and at Tenant's expense.

Many. No alterations to the exterior of the Premises are permitted without Landlord's prior permission. Unauthorized alterations shall be removed/corrected at Tenant's expense. If unauthorized alterations incur HOA attention, Tenant is in default of the lease.

Many. Tenant shall notify Landlord of any infestations of insects, bedbugs, or rodents as soon as they are noticed.

Many. Guests invited by Tenant shall not stay on the Premises for longer than Many nights without Landlord's prior permission. All guests must observe and obey all terms & conditions contained in the Lease.

Many. No smoking of tobacco or other substances is permitted inside the Premises.

Many. Tenant shall promptly and thoroughly clean any oil or fluid deposits left on driveway by any vehicle.

Many. Tenant shall replace the Many" x Many" return-air filter monthly and upon move-out, at Tenant's expense.

Many. Upon move-out, Tenant shall properly replace all burned-out light bulbs/lamps inside & outside the Premises and replace any chirping smoke-alarm batteries.

Many. Upon move-out, Tenant shall NOT disconnect any gas/water/electric utilities, but shall instead notify Landlord for transfer of accounts.

We & Mrs. T-B. went to the r-casa this eve, see it man.

We had overlooked replacing the MANY missing light bulbs in one fixture, distracted by all the others man.

This makes Many missing/burnt bulbs, count them man:

-- Many (2+1) in dining-room chandelier, grrr man

-- One in living-room fixture, grrr man

-- Two in second bathroom, grrr man

-- One in master-bedroom fixture, grrr man

-- Both kitchen fluorescents, grrr man

-- Both outdoor floodlamp bulbs, grrr man

Total = Many (2x2x2+2+1), grrr man.

As someone observed to us, "that took some planning," grrr man.

This does not include the two smoke alarms, no man.

In one, the original battery (installed by us a year ago) was chirping, irk us man.

In the other, the battery had been removed and not replaced, infuriate us man.

These clowns endangered our property and violated our insurance-company's provisions, grrrRRR man.

Fortunately, we still have their security deposit, soak every justifiable penny from it man.

We still face landscaping expenses, sigh man.

Two trees need to be trimmed, we have no ladder high enough man.

One has poison ivy wrapped around it, scratch ourselves man.

The backyard lawn probably requires a scythe to cut it, high & thick man.

The HOA will soon nail us for the dead patches in the front-yard root zone of the big tree, fix or die man.

Even the itinerant Mexican lawn-crews are quoting the range of $Many00 to $Many00 total, unbelievable man.
