Hello,

I am awaiting an interview date for my wife/children in the UK. I am the petitioner and am still working in the UK, so will need to use assets for the I-864, including the equity in our home. I have a valuation letter from our estate agent and a current mortgage statement, but is this sufficient? The I-864 indicates that the value needs to be confirmed by a 'licensed appraiser'. Can anyone advise who that would be in the UK? In anyone else's experience has an estate agent's valuation been considered sufficient or do I need to have a valuation done by someone else?

Been some time and this was when the market was flat, but certainly at one time they would not take Houses, had to be liquid or semi liquid.

Who would a bank or a court use to establish the current fair market value of a house? That is the type person that you would need to use.

Ultimately the District Valuer. For Probate etc.

Or more correctly they would be consulted to agree that the value was reasonable.

Thank you for your replies. The Instructions on the I-864 indicate that it is fine to use property (must be able to convert to cash within 1 year and not cause hardship). I don't expect that to be an issue. The 'home' in question isn't even our primary residence, it is a flat that that we have been renting out for several years.

I still don't understand what I am meant to provide in relation to a valuation?

Has anyone else used their UK property as an asset on the I-864? And if so, what did you provide for the valuation aspect?

The term Chartered Surveryor seems to be used when talking about determining the value of UK homes.
