Renting - impact on evidence?

I was checking this thread out http://www.visajourney.com/forums/topic/573479-suggestions-to-improve-list-of-evidence/

Currently certainly for the short term I plan on continue to stay / rent from my friend that I get along with to save some money. However I realized this would negate a lot of the 'paper trail' from bills/mortgage/utilities...etc that would protypically be used as evidence. Have others encountered this?

I've lived spartanly and used this time to reduce my expenses, pay off my debts and save aggressively. If I moved out I would need to get a ton a furniture ..etc aside from rent/mortgage...so going keep trying it while I/we can, but now worried this could have a negative impact on my future AOS / ROC filings?

Regular renting usually has a contract anyways that you can just add your fiance/spouse on so renting itself poses no problems.

You can have a written contract between you and your friend (and add your fiance/wife later) to have a paper trail, but you want to make sure that either your friend owns his house, or if he's renting, is allowed to sublet. Some places don't allow others to sublet, so you don't really want to make a contract that could come back and bite your friend in the butt even if it's for paper trail purposes only.

If he's allowed to sublet though, then just make a contract.


Edit: If you can't get that, then just try to make the other evidence stronger. I don't think it'll hurt too bad though.

Oh yeah, then you can def just have him make a contract with you. Doesn't have to be something extreme like a renters apartments lease, but even one just detailing how long you're there, how long you're going to be there (an idea), basic rules, when rents due, how much it is, etc.

When ever your fiance moves in, just have him draft a new contract adding her name with yours to the contract.

While it may not be all fancy, it suits the basic needs of having your names on agreements with money exchanges. =]

You can try to use something like this, obviously free for your "landlord"/friend to edit where needed:

RESIDENTIAL LEASE AGREEMENT

Lease Agreement, made between _____________________ (Landlord) and________________________ (Tenant).

For good consideration it is agreed between the parties as follows:

Landlord hereby leases and rents to Tenant the premises described as follows:

  1. This Lease shall be in effect for a term of _____ years, commencing on________________, 20__ and terminating on 20__.
  2. Tenant shall pay Landlord the annual rent of $_____ during said term, in monthly payments of $___________, each, payable monthly in advance.
  3. Tenant shall at its own expense provide the following utilities:
  4. Tenant further agrees that:
    • Upon the expiration of the lease it will return possession of the leased premises in its present condition, reasonable wear and tear, and fire casualty excepted. Tenant shall commit no waste to the leased premises.
    • It shall not assign or sub-let or allow any other person to occupy the leased premises without Landlord's prior written consent.
    • It shall not make any material or structural alterations to the leased premises without Landlord's prior written consent.
    • It shall comply with all building, zoning and health codes and other applicable laws for said leased premises.
    • It shall not conduct a business deemed extra hazardous, a nuisance or requiring an increase in fire insurance premiums. Tenant warrants the leased premises shall be used only for the following type business: _______________________.
    • In the event of any breach of the payment of rent or any other allowed charge, or other breach of this Lease, Landlord shall have full rights to terminate this Lease in accordance with state law and re-enter and claim possession of the leased premises, in addition to such other remedies available to Landlord arising from said breach.
  5. This Lease shall be binding upon and inure to the benefit of the parties, their successors, assigns and personal representatives.
