Do I need a co-sponsor?

My FI makes about 35K (not including his OT), the bank statements show about 38-40K last year. The house hold would be of 2... its just him and me (I live in Canada though). I am afraid we need a cosponsor. he has assured his income is 125% over the poverty line but I am scared that it isn't or that he doesn't make enough. What exactly are assets and do we have to include them? He has a car and he owns a house and pays mortgage payments. He doesn't get any financial help from the govt and he is no longer in the army. idk what else to mention but should I be concerned? I have no kids... I alone am the beneficiary of the visa.

35k annual salary is more than enough for a household size of 2.

Thank you for the response! My fiance also has only 1100 dollars in his account at this time according to his bank statement, do you think this will affect our chances of the visa? He pays mortgage and a lot of bills but his income is 35-40 k

Nope. They don't care what he has in the bank so long as his annual salary meets the requirements. He doesn't need to list any assets (such as bank account etc.) if his salary is already sufficient. They also don't care about his out-goings.
