that's probably a good thing. can the buyer use the seller's attorney (not a good idea but i can see why people might do that, to cut costs) in NY?

would you recommend looking for a conveyancer or is this something any general practice law firm can handle?

Real estate transfers and conveyance are pretty simple (usually). But in major cities, it can get complicated, such as the sale of a large building, with subjects of violations, encroachments, easements, air rights, etc.....

But for the most part, there are attorneys that specialize in real estate. A cheap rate for a cheap property is 4-500 bucks. In NYC, they charge 1000-1500 for a simple sale.

that's a very reasonable price. but then who's to say you don't get an incompetent lawyer. :\

Real estate law is pretty straight forward and simple. That's why they can't charge a lot either. Some sharper brokers probably know more than the attorney.

In most (if not all) states, all attorneys admitted to the bar is automatically authorized to be real estate brokers and mortgage brokers.

Hey so the closing details were encrypted... Does that expire? I want to email the title company and request a copy of the closing or can I get my old realtor to send me a copy? Hubs didn't realize he couldn't get into that stupid email and I want a copy for ROC. It'll be the last thing I add to the pile so I can have this f-ing thing sent off next week!

Btw thanks for the letter steve. I gave it to hubs co-worker that looked for houses with us, helps hubs with Jeep stuff, plays video games, and goes out to lunch and occasionally dinner with us, AND his best friend. Told them to fill in their details and the other info.

At our closing we had the title officer, our realtor, their realtor, them, us, our loan officer and I think one other person there to get signatures maybe for the loan or something I dunno.

You should have been furnished with a hard copy of the closing documents from your title company/ your agent/ or an attorney.

you had a CSA or SA, (Certified Signing Agent/ Signing Agent), in lament terms, a notary or commissioner of deeds, that stamped all your signatures. Here we usually tip that person fiddy to a hunnit bucks....

Did you not get an actual copy of the deed?

With our closing, I got a copy of the purchase contract at the closing (done by a lawyer of course) and then I also got a copy of the deed/title which supposedly is a massive pain in the ### to replace and would cost around $1000 to do so. It has papers from the original house transfers in it, so it might be going into a lockbox at the bank or just in the fire safe for now.
