*shrugs* that's the law. its only supposed to take an additional day, is what we have been told. except for some reason now its taking forever.

So if a closing is pin a Friday before a long weekend, you can't get the keys for like a week?


How is that "progress"?


And who told you that's the law?

Brat, did you guys, or your bank representative present a bank check to the seller for the full amount at the closing?

we have not closed yet. we have only signed the huge stack of closing documents. the buying process in WA is different from some other states. signing does not equal closing. and yes, the recording has to happen before we can take possession of keys. still, it should only take 2-3 days after signing as far as what we've been told.

I think this is called "dry funding". It's not that you have to record anything, it's that the seller hasn't been paid yet. The escrow is holding the money until the deed is recorded. (The property is conveyed). That's when your bank tells the escrow company to release (liquidate) the funds, making it "wet fund". Handing it to the seller.

If you paid all cash for your property, you take possession when the seller is paid in full, that holds true for all sales in the US.

Recording can take place whenever you feel like.

Likewise, your bank could have just cut a bank check for the full amount directly to the seller, without escrow. And you take possession. The sale gets recorded at a later date. This is called "wet funding".

That's how most real property conveyances are carried out.


If you woulda just told me from the get go that the escrow company was holding the entire amount, I would explained it sooner.....


But noooo.....you had to tell me one little bit at a time.....

and i told you...post #...something...too lazy to go back and find something i know i told you lol.

and it looks like even if you pay cash, you gotta wait for the deed to be recorded and only then is any money exchanged...
