Maybe I'm weird but it would kind of piss me off to have to pay an HOA fee depending on how much it was and what it covered.

Oh, so my new refrigerator came today. It is pretty. :wub::wub:

Most neighbourhoods here have an HOA fee. Generally only covers garbage pick up (which in this city you have to schedule yourself from 4 different companies.) But some of the condos I thought about looking at were from $150 - 550 a month. The more expensive ones had pools and other amenities.

It's difficult for you to see whats going on. Brooklyn and Staten Island, are the same city, but 2 different counties. With 2 separate District Attys. (NYC comprises of 5 different counties with their own district attys)

Political backgrounds are also different.

Brooklyn has a perpetrator loving jury pool. Brooklyn is a Lib boro.

Staten Island is conservative with a conservative jury pool.

Plus, by now, the jury in Brooklyn is out for vengeance for the no true bill verdict in Staten Island.

If I was the defense, I'd try to get the trial moved out of NYC all together.

yeah we have an HOA fee, and they are high - $300. but, includes w/s/g, common area maintenance, cable TV, and some other stuff. we pay for all of that right now (except cable TV, cos who needs that with netflix, hulu and amazon prime...) and it works out to be in our favor. when we were budgeting what we could afford, we worked the HOA, taxes, utilities etc into the final number. some places (especially in downtown seattle) were cheaper than this place we're looking at but had HOA dues of $600 and up. ridiculous.

That's normal. Rates fluctuate, a pre-approval merely means your credit is in good standing and you will be able to get a mortgage. I showed you how to predict mortgage rates in the past.

i just don't get how we are supposed to make an offer on a place without knowing at least a guesstimate of how much interest we'll be paying on top of principal every month.

Do you have a buyer's agent? Or an agent representing the sellers? Who is paying the commission? You? Or the seller?

the contract says buyer's agent. seller pays commission, it will be split between listing and buyer's agent.

Take the forecast value of the US treasury 10 year constant maturity, add a money factor of 2.5, there's your 30 year rate. (A "Prime" borrower will get a discounted rate).

use 5 year constant maturity for adjustable rates.

Note the margin of error.

as you can see. the interest rates are expected to come down a bit over the next few months (Unless the feds bump the rate).

You can always get an idea of what prime rate is by looking in the bank windows. Or simpler, yahoo finance.

Right now, 30 year fixed is about 4%. Prime rate simply means that you're a "Prime borrower", it's a discounted rate.

Educate yourself. Be the smart buyer.

I'm telling you right now, unless you're paying your agent, he's working for the seller.

The listing broker gets 100% commission from the seller. (He may have to give half of his half to the actual listing agent)

Then he gives 50% (Usually) to the selling broker (Who may have to give half of his half to his selling agent)

Typical 10,000 dollar commission split

ABC Brokerage= Listing Broker and his agent 2500

ABC Brokerage agent (independent contractor) 2500

123 Brokerage (who sold the listing)- 2500

123 Brokerage agent who actually sold the house - 2500

now keep in mind that the listing broker and agent may or may not be the same person.

and the same goes for the selling broker.

If I list the house, and I own the brokerage, and I sell it. That 10k is all mine.

Most importantly. ALL these actors are working for the SELLER!

In case you try to look at the house with the listing broker, in hopes of a discount (because the listing broker will drop his commission because he doesn't have to give any of it to anyone else if he sells the house).

That's all that is. If you're not paying him, he's not a real "Buyer's agent" as defined in your states real estate law.

whoever he works for, it is definitely not in his favor to bring us by homes that we have no chance of getting, like listings that are cash only or that are already pending inspection, because he's spending time, gas and effort for a big fat nothing. i'm not even expecting him to do anything that goes above and beyond his own self-gain (i.e. his commission).

honestly i'm super stressed with having to pack my things to go home in two days and trying to deal with all this home buying stuff at the last minute. i would be a bit relieved if it fell through, it'd give us a bit more time to gather all the information we need. obviously the agent is going to be no help...

That's the only negative down here, sigh man -- everything is ruled by an HOA, grrr man.

Old casa (now being rented) was getting a noncompliance letter every Many months, grrr man.

Would love nothing better than to gobsmack all those snot-nosed holiers-than-thou, smack man.

Quit harassing people and let them live in peace, si man!
