Troph, that latex paint that you're using will start peeling in a year.....

No, it won't. If I had not sanded first it would be a problem, but it will not start peeling in a year. The only problems in this house has been when someone did not de-gloss the trim, then it will peel.

Plus, this is inside my house, you are aware of this?

I'll bet you right now it will be fine. You can actually check back in with me in June of next year because that would be one year from when I painted some of the other trim in the house.

Seriously.

It's ok the man is a perfectionist just how he did it. He's 72 he has time :P

Like I said I hate painting I avoid it. I'd do electrical before painting.

Well, it's not the right thing to do, as oil based paint never really dries, and the latex does. They breathe differently, and the results are the separation of the paints because they don't bond.

For the same reason oil and water don't mix.

You wouldn't use a Portland based mortar to patch a lime based mortar for the same reason.

We will actually paint the quarter round before putting it down. It is a pain to paint after the fact and you can touch up the edges. You can buy it pre+primed, which is nice.

I took a pic for you guys

IMAG2995_zps2tapketi.jpg

My neighborhood is famous for Christmas time decorations.....Lemme see if I can find some articles.

Some blocks have to have police presence to guide traffic as people from all around drive here to look at the lights....
