1 story house? Easy. Just do it slow. Jack it over a period of time. Quarter inch a day is preferred. Do it during humid season.

It's always humid here I'll probably get it started in the spring before the heat starts up.

Ummm.....Troph, there's really no such a thing as structural issues with a one story house.....

Nothing is holding a lot of weight. Your house probably weighs somewhere in the range of 40lbs per square foot. It's called lightweight construction. Any structural issues are easily repaired.

Loosely structural issues is a colloquial term for issues in framing or support. I consider it a structural issue that the drywall was holding up the roof rather than any beams.

House next door is 2 stories and it defo has issues with some of the main support beams in the house. Eeek.

I know if I was around when my husband bought this house we would not of bought it, or at least I would of got a better price.

Way too much work and he payed more then he should of, some because his realtor.

I don't love this house but have to make it work. I would love the gut the entire thing but I know who would be doing most of the work. He is not a hands on guy not because he doesn't want to but because he really was never taught anything. I will be teaching him roofing soon :crying:

Our realtor was actually pushing us to get a house with a rental unit attached because she'd thought it'd be better for us.

I really like our house and my mother loved it when she came to visit, but I don't think my husband would have picked this one. He prefers new construction, but new is 3 times the price!

My husband and I both come from handy families, so it helps.

Well Troph, it's not hard to remove sheetrock and place some 2x4s in the wall. You know, a properly placed 2x4 is very strong. Today's polymers (adhesives) are superstrong too. The drywall isn't holding up that much weight to begin with. The ceiling joists can be replaced with sistered composites glued and bolted together.

Don't get discouraged. It's not that hard.

2 story houses are a little different. Wind affects it more. So lateral strength matters. And the lean of a vertical wall have specific tolerances on a 2 story house.

What annoys me the most is the poor design of this house. It's square and they added an addition to it in the 70's part of it slab the other part has a crawlspace.

And why don't I see electrical outlets? Cable outlets, speaker outlets, etc? You opened up the wall and didn't upgrade the electrical and the low tension systems?

Oh that is another thing that annoys me the lack of proper outlets.

That'll teach them to hire the Stevie wonder construction company.....

What is sad is the Stevie wonder construction company probably could of done a better job!

Well, we don't put stuff like that in the ceiling here and the electricians could only spare enough time to come and remove the knob and tube. Had we wanted to wire the ceiling, we would have had a completely open ceiling to the roof when it was -20 out.

There is new drywall on 2 walls, but it is just on top of plaster.

The outlets are on the baseboard and they'll pull new ones when they rewire.

And why is that ceiling split leveled? Was the forward portion of that room an open porch at one time?

It isn't split leveled, the LDLs are just dropped a little lower than the ceiling. The whole area except the LDLs is the same height. The LDLs are where they removed walls in the 40s and didn't put supports back in. Nope, forward portion is classic craftsman style living room area that used to have doors.
