I want to put in a wood insert in ours. My husband was thinking of getting rid of it all together when we do the roof, but I like the way it looks.

She needs it, being currently pregnant with Manytuplets, whee D ma'am.

Trophie , what kinda fly by night useless engineer did you get to look at this house when you were buying it?

Did he, the seller, and the realtor have the same last name?

The best rated one in the area who also happens to be the building inspector for several nearby bigger towns.

It was my thought as well that he needs an angry letter.

Part of the issue is that the 1940s renovations were not done right. The heatilator is not original and you couldn't see how bad it was with taking off the grates. You can't take off stuff that has been super painted on like that with house inspections here. I mean, I don't think anyone had taken them off in 60+ years. Like we weren't allowed to probe the ceiling either, which would have been helpful.

might wanna think about welding on a plate on top of the rusted bits, it that is actually feasible/workable for you [not saying it is, mind you - but maybe..]

I think that would be possible on the top bit that seems the most rusted, but I wonder about the difficulty and practicality of that with the heat tubes that are directly exposed to the fumes from the fire.

Price of complete gut and rebuild interior, nyc, standard quality 40 a square ft. High quality, 50. A square foot.

A lot house inspector do not inspect fireplaces you need to get another guy in for that.

But seems the guy Nola had dropped the ball on many things with their house.

A lot house inspector do not inspect fireplaces you need to get another guy in for that.

But seems the guy Nola had dropped the ball on many things with their house.

He did say he wasn't qualified to inspect chimneys, but that the flue was broken.

Really the only super big thing was the structural issues, which without completely dissecting the ceiling, I'm not sure how anyone would have known. Oh wait, there was completely missing the vermiculite. I get that it was under cellulose, but there was a big open bucket of it right next to the attic opening and I know he was up there because he took pictures!

He did make note of a long list of other things, some of which we had fixed before we closed.

Ah whatever, we expected there to be issues with an 100 year old house. The neighbors have told us that their houses have structural issues too and this is by far the structurally best of the houses we looked at.

Ummm.....Troph, there's really no such a thing as structural issues with a one story house.....

Nothing is holding a lot of weight. Your house probably weighs somewhere in the range of 40lbs per square foot. It's called lightweight construction. Any structural issues are easily repaired.

I know if I was around when my husband bought this house we would not of bought it, or at least I would of got a better price.

Way too much work and he payed more then he should of, some because his realtor.

I don't love this house but have to make it work. I would love the gut the entire thing but I know who would be doing most of the work. He is not a hands on guy not because he doesn't want to but because he really was never taught anything. I will be teaching him roofing soon :crying:

Well I have had fires that big but no need for the bed of the truck. P This was when I lived in Canada in the middle of no where.

The inspector for our house told my husband if he used the fireplace to open a window since it wasn't vented. We still haven't had anyone look at it the darn thing is just decoration

Oh heck I've walked through brand new houses that have way too many problems. Some of those houses get put up way too fast.
