i-864 Joint Assets

Hi,

We are going to try to use assets to meet the requirements on the i-864.

My wife (principal immigrant) and I (USC) have 50/50 joint ownership of our house.

Do we split the value of our house in half and enter half in my assets (Part 7, line 2) and half in her assets (Part 7, line 7)?

Is it your primary resident? If so you can not use it. And usually they don't let you use anything that can't be liquid quickly. Also if it is a house you will use you have to get it appraised and that is what you will submit. (if its not your primary residence).

I realize now that I didn't give enough background information before asking my question.

Background:
• The house we own is overseas (not in the US) and we both currently live in that house.

• If we get approved for the visa we will move out of the house.

• We have a tax assessment that includes an appraised value of the house. (I read on the ***removed*** website that a tax assessment should suffice to show the value of the home.)

• Our loans are paid off and we have documentation to show that.

• My wife and I have 50/50 joint ownership of the house.

Question:

• When I add the value of the house to our i-864, do I include the whole value in my assets (Part 7, line 2)?

• Or do I split the value 50/50, and add my half to my assets (Part 7, line 2) and the other half to my wife's assets (Part 7, line 7)?

I heard the opposite- that a tax assessment often does not count. The other issue you will face is that many embassies will not accept assets from abroad, especially something like a house which can be difficult to sell.

I would put it in one of your "spaces" on the form; splitting it may confuse them.

We have also secured a joint sponsor and we will submit the joint sponsor's i-864 along with our i-864.

But we were hoping to possibly get by with using our assets instead of relying on the joint sponsor.

To get our house officially appraised would cost over $1,000 so we wanted to avoid going that route -- especially if in the end the Embassy would not allow us to count the house.

Having a joint sponsor is much better in my opinion. Just so that you're not taking any chances.
