What does your realtor say about the utilities? As far as I can remember, it was always before, even when renting, but there probably is no harm with waiting until closing.

SAT - we've definitely changed names before closing or a lease begin date. They don't care as long as you are paying! In the case of a delayed closing due to the buyer's fault, I've seen buyers pick up the utility tab on a vacant home. Our buyers did it.

Seriously, though, a question for your realtor, who is getting paid to handle these types of questions specific to your area.

I've been told by others that the sellers should be paying the bill for Oct. So this is why I'm asking. I would not, and hubs would not, want to pay any electric bills especially before closing as there is supposed to be an electrician in there doing work.

What does your contract/offer say? Does it mention pro rated utilities and taxes?

Because you're driving your hubs nuts. Just be prepared to eat out for a few days. Get those things after you close. Just in time for Columbus day sale.....

I'm not driving him nuts. This is all the that's bouncing around inside my damn head that I don't mention BECAUSE I don't want to drive him nuts. I'll be like hey, do you want to do this? He says "i dunno/that's interesting/maybe/no/yes... etc... " and I don't mention it again until absolutely necessary.

They will pay the bill up until the day of the closing, the final reading is usually the day before the closing. Between that final reading and the day off the closing, the utility companies will eat the charges. During that same said period. The service is not interrupted.

More importantly, do you have a title company to record the transaction for you after the closing?

Nik, don't sweat it.

After the closing, take a day off, take care of the utilities, then go shop for kitchen appliances.

Get on Craigslist to get used stuff for the time being if need be.

Relax. You have years to put your home together.

There's nothing about utilities. Just if something isn't working we can demand it be working for the closing.

Yes the closing is at the title company place of business.

Nik, the seller will order a final reading for his account.

Then you close.

The utility company already knows to expect a new account for that said address.

After the closing, call utilities, ask them what they need from you.

They check credit in minutes.

If you got a home, there's no problems.

They may ask you to fax some stuff. Or ask you to go to the office.

The accounts are switched.

Voila.

It's that simple. Let them conduct their business. They do this everyday.

You are so me before our closing NLR. I was driving myself nuts and then of course I missed the flight! Our closing took like a minute, it went really smoothly.
