It is a VA loan but loan rates vary still even by VA loans apparently. I'll check suggest wellsfargo to him

heck - even with a VA COE - he can shop around to a few hundred banks [electronically] and they will compete for his business...

I remember 1 or 2 websites where you enter yer info and they come back with banks, mortgage companies, etc that are interested in doing business with you - and they ain't local to ya.

we'll either do USAA or this local company. I talked to a couple people, and I like the one guy more (he's more personable - prolly cause he's from Louisiana) but the one guy will only give us 4.25%. USAA will give us 3.8% And yeah, that makes a difference since then we pay less interest in the long run.

Bankrate.com shows a fluctuation of 4- 4.5 on. 30 year fixed for the boulder area for prime rates. Half percent fluctuation on. 200K mortgage is maybe 100 bucks?

What are the upfront fees tho? Is anyone charging you points?

If usaa can do 3.88 with no points....that's your deal. But I've never seen a rate end with the digit "8"

Use that 10 year us treasury constant maturity index as a guide. If the forecast in the next 6 months trends down, the lending rates trends down.

Usually, you add 1.25 or 1.5 to that money factor, and there's your prime rate. But these numbers change daily.

Probably go with this lender guy. He seems to know what he's talking about plus we can meet with him (vs a bank) He'll get us 4% which is a difference of about $15/month which is inconsequential.
