I am a US citizen and my parents are applying for the green card. Because my income is too low right now, my parents need to show that they own a minimum amount of assets.
They bought a condo in Miami Beach 2 years ago and they paid in full.
Immigration is asking for documents such as "mortgage/lien or lien release of any real estate".
My parents never had any mortage and paid right away in full.
I contacted their real estate agent and she told me that they have to pay for a title search.
The problem is that we have to pay that also for another apartment in Miami and also licensed appraisal (required by immigration also). So the total for all that is about $1400, in addition to all immigration fees ($5000) for my parents. This is costly.
Is there a way to avoid paying for a title search and have a document proving that my parents paid in full at the beginning?

Sounds like you have misunderstood the process, if you have insufficient income/savings you need a co sponsor.

I believe a title search would be the only way. We paid cash for our first house so we skipped some of the steps needed for a mortgage. A title search is a guarantee that no one else has legal rights to the house or that there is a prior lien on it. For example the people that owned it prior to your parents could have had a lien and for some reason when it was sold/foreclosed or whatever the lien was not paid. The lien would still be active on the property.

Boiler the parents are using US based assets to self sponsor is what I am gathering from this.

I did not know Parents could now self sponsor, I self Sponsored but that was a K1, could not self sponsor the I 864.

If you look at the instructions for I-864, section 6.8, it says "You may use the assets of the intending immigrant".

Yes, my parents have assets in USA.

It seems that my parents will have to pay for a title search.

If I knew all the costs for a title search and licensed appraisal, I would have tried harder to find a joint sponsor.
