In a busy market, sellers won't even entertain your offer if you're not preapproved. Had you gotten an agent, they would have told you that. Even though the market was slow a few years back I got preapproved, as it makes you appear as a serious buyer.

I haven't contacted a single seller yet about their house. Just marked ones I thought deserved a look on a website. I knew we'd need to be pre-approved, and likely would need a real estate agent despite not needing one in Canada. But houses sell slower there generally. When I was with my ex we sold our house in 2 days, privately, and bought the new one in about the same amount of time, again privately.

Pre-approval doesn't mean you will be approved either. We had a friend who's pre-approval was yanked out from under him after they made an offer on a house so he refused to do that again. Guy makes $200k+ a year but works in Afghanistan for a contract defense company. As if he can't afford a house that costs slightly more than his yearly income. Not sure they have the best credit, but his wife looks after everything at home, so... if the bills and cards aren't being paid, it's not for lack of funds.

Yeah, the doctors there for anything, especially when they are affiliated and professors, are just so competent and intelligent. They also don't talk down to people, which I appreciate.

I can't help but talk down to my wife at times. Its hard not to when she's a foot shorter than me. If I don't talk down, it goes right over her head and she doesn't hear a thing. :lol:

I can't remember if it was someone from this thread or someone else who told me that I was being a total and complete b for complaining about my husband's country and how that was some sort of personal insult to him? Or the other one who told me that life in America would be total ####### and it wouldn't solve any of our problems. Mmmm-hmmmm.

No, they are going to do all the genetic testing first and the Dane is going to see the head of the department to see if he has a genetic or physical issue. Then, we'll go from there. Probably no action for at least a month.

Or Steve into mine. LOL! I did marry a half Asian the first time, if you consider Filipinos Asian that is.

I told the Dane we should get my ex to be the donor so at least the kiddos would be full blooded siblings, but he said no. :crying::crying:
