First question is are you this dog's master or just another member of the pack?

This requires you're truly the master of the dog and not just hanging out with the dog. Put the dog on a schedule, taking him outside on the regular schedule. When he does his business when you take him, or let him, out, give even a small training treat reward and praise him. This second part requires being the master, do not let the dog be anywhere in the house away from you. He should always be in the same room with you. Now keep an eye on him, if he starts to try and sneak away for any reason, you call him back. He's not just your pet, he's your minion. He shouldn't be out of the room from the master while he's in training. Now I'm sure you've already scolded him when he messes up, but dogs don't care about that except for when its happening. When they feel the need to pee, they're going to pee, because what the heck, you're not scolding them now and you might not this time. Do not be at his beck and call as to when he wants to go outside! He's the dog, you're the master, unless its an unusual case, you want them going only on the fixed schedule. You opening the door when he wants to go, only says Me Dog Me Master of my Domain, you not master, you dog's slave. If you cannot keep an eye on him while he's in the room with you, or at least half and eye, or he wants to wander around the home, then put him in the kennel. This teaches the dog he can be with you, or he's got no life. Life comes through the master and only through the master. Without the master, the dog has no life.

Also to establish who is the master, do not leave food sitting out. Keep feeding sessions, preferably one per day, on a regular schedule. Get the food, set it on a counter near the feeding area. Make the dog sit and wait while you place the bowl on the floor. Then continue to make the dog wait. If he refuses, just hold him away from the food until he settles down and gives his attention to you. Then say OK and allow him to go eat his food. If the dog just wants to nibble, take his food away and put it away. There's always the next scheduled feeding time, even if its another day away.

What you're doing with all this is controlling the dog. He's learning all food, pee and poo breaks, and even his play time is scheduled and controlled by the master. Some might think its mean, but dogs actually like the interaction. They get all excited for all these different events in the day and they know when they're going to happen. When you've got them really on schedule, and this can be a pain when you feel lazy, suddenly they're right there in your face saying its feeding time, or its outside time. I even make my dogs sit and wait to get their treats. Its really pretty cute as I'm holding two treats in my hands and both dogs are staring at me waiting for me to say go, then they both get up on their hind legs and take the treat. Sunday my brother brought by his dog for me to look after while he's out of town. This dog is spoiled and rules the roost back home, and occasionally pees or poops in the house for them. He is already waiting for treats, and going outside only on a schedule. We're also working on eating on a schedule, and waiting for his food bowl. But by the time they're back next week, I should have him doing that just fine to. It will be up to them to keep to his training, we'll see how they do, as they both kind of spoil him.

Oh he knows I'm the master, I don't treat my dogs like anything other then a dog! We already only feed him once a day, and he does need to wait nicely for it. So I just need to tighten up more and stop letting him tell me when he needs out. He is the only dog that I ever had this issue with, but I was thinking it was more less because I was pregnant and slacked off on the training. I never thought of him letting me know he wanted out as a bad thing, so I will change that today. I do keep and eye on him and he goes in the crate when I can't or when it rains as he refuses to pee outside when it rains so he doesn't get out of the crate till he pee outside. Thanks Caryh!

just us and his parents. he was a bit worried when he was telling me they wanted to go too but i think it's great, it'll be a chance to get to know each other better over a fun evening and a good opportunity to bond.

i'm not having a 'proper' wedding either...maybe in a year we will throw a giant potluck picnic in a park somewhere and invite friends and family. i don't want a stuffy church/restaurant ceremony.

and yes i have...parts of a dress heh. still sewing it together.

you should renew your vows and use that as an excuse to have the wedding ceremony you always wanted. get a gorgeous dress, flowers, ring...

We had a really nice outdoors wedding. Then had BBQ at the house, pulled pork, chicken, and cake and booze :P

I note (as of yesterday) I have lost 28 pounds since my beneficiary landed.

re: Carl Jr's wrappers - that smacks of you actually bring that stuff home. Don't do it, don't eat it, instead run by Half-Price Books and pick up a used edition of 'South Beach Diet' and read the first section and stay on phase I till you drop the weight you need.

That is great! Once my doctor gives me the go ahead I will get to work to lose weight too, but need to be careful not to kill my milk for baby!

Bus ride was great.....no seriously...it was a better bus than last time, better customer service, less sleep though....oddly enough. Hotel is great, pork bun was great (won't be having another anytime soon though....oh man, meat in my body..).

He is the only dog that I ever had this issue with, but I was thinking it was more less because I was pregnant and slacked off on the training. Sounds like you're mostly there then. Some dogs are harder to get through to than others. For those that are tougher, you have to regiment things more. Having had so many rescue dogs that need training, I've learned a lot of tricks because many people dump a dog when the ways that worked with the last easier dog failed. Some you can never let up on the training, others once its done you never have to worry about it again. I've got one bad attitude dog, if I drop the training at all, she gets aggressive in a couple months. But she's very sweet as long as the training continues.

Not reading the 20 pages I missed, but hope everyone's had a nice few days. Work has been good, and I think I'm really going to enjoy it there. :) Also, it's gorgeous outside today! Going to go enjoy it while I can.

I hate when I save a house on the "realtor.com" website and then the next day it's gone.

We need a real estate agent I think. Since I work nights this week and hubs works nights next week... this seems to be getting put off again. But I really really would like to have our own place. They sell CRAZY fast around here so I think being pre-approved would be beneficial.

The realtors can get notifications as soon as the house is put on the MLS, I believe realtor.com takes at least a day to get them up. It is like that where I am for any house under a certain price. They are literally put on the market and under contract within 48 hours unless there are big things wrong with them or they are way overpriced.

I would highly suggest getting the pre-approval as many sellers won't take an offer without one, as far as I've seen. We even had to show proof of funds to make a cash offer. Sellers are very wary these days.

Yes and no. The VA and FHA loans require that the house be in pretty good shape, don't they? That can be an impediment. Also, having sold a house recently and asking around, a lot of sellers are not keen on the VA and FHA loans.

I'd just keep in mind when making offers, that you might not get quite as much of a deal or the terms you are looking for when you are making an offer with a VA/FHA loan and don't have a larger downpayment. It does sometimes make buyers think you aren't in the best of financial states and they might not want to deal with the hassle, etc.

No, we bought in cash. I say "mortgage" because we pay a monthly rent to The Husband's parents. They bought us the house for our wedding and we are repaying them. :)

We're looking into a house or condo that we can more than afford though. Something around the $750 per month range when we can afford twice that between the two of us (for the 28% rule.)

We haven't looked into the loans yet as we're just getting started on the house hunt. We'll find something anyhow. If we have to save more, we can, just means cutting back on extras that we tend to spend money on because it's there.
