Anyone in real estate?

Timeline

Well, I was thinking that I should maybe get a job :yes: since I haven't really been working in a while. I thought that making a real estate license for NC would be a good idea since I wouldn't be stuck in a 9 - 5 job with a baby once I get started and work. I googled for some courses but our college doesn't offer anything for "newbies" and all the other info I get at google seems kinda "mysterious" to me. Just wanted to see if anybody here has some useful information about that subject, maybe a link or so where I can check out what the requirements are etc. Thanks in advance.

Removal of Conditions Timeline:

03/19/2008 - package sent to TSC, let's hope for the best

03/20/2008 - check cashed

03/26/2008 - case sent to Vermont Service Center

04/17/2008 - Biometrics scheduled

05/19/2008 - received I551 extension stamp via INFOPASS

02/12/2009 - APPROVED

02/21/2009 - GC received...no mistakes...valid until 2019

This is a bad time to get into real estate sales. With the latest slump in the market, it's estimated that up to 1/3 of sales agents will be getting out of the business.

This is a bad time to get into real estate sales. With the latest slump in the market, it's estimated that up to 1/3 of sales agents will be getting out of the business.

Well it's not the easiest time, that's for sure!

the idea of a lady working at her leisure and making the big bucks is a false one. I bust my azz working sometimes til 10pm at night. I work 7 days a week.

And it cost me thousands to get started...everyone's got their hand out when you first get started.

I'm not saying it's a bad job...in fact, I wouldn't be doing anything else. I have found a niche where I am quite successful. But it's hard work, and not easy...so please don't kid yourself or you will be sorely disappointed.

Speak with a local realtor you trust. They can tell you the procedures in your state.

LisaD is correct. It's not a 'part time' job - if you want to be any good at it that is, which means more than making money.

I've worked the legal end of real estate for over 14 years, and prior to that real estate lending for nearly 5. The good realtors work their jobs full time because it REQUIRES that kind of time. Yes, the job from the standpoint of family might offer some flexibility, but it's not something you'll devote less than 40 hours a week too. And you will also find yourself working evenings and weekends in order to show property to people who have day jobs. Ask yourself if you want to be away from your family those hours?

I noticed that it requires a HS diploma or GED. I wonder what they do in the instance of a permanent resident alien or USC not born here - how do they prove that they have the equivalent?

There are tons of foreign educated realtors in my neck of the woods. I expect there's some sort of cred eval process.

Depends on where you live.. I went to the one in Durham (on my very first time with real estate!!) and I didnt pass the class test but my second time wes in Raleigh and I got the best teacher there (forgot her name.. sorry.. she's awesome!!) and I got a very high score and pass my NC licence on the First time!!

So from I see it - If I can do it (an immigrant with no knowledge in real estate and english as a second laguage) then you can do it :)

K-1 = 4 months

AOS = 5 months

I-751 = almost one year

By the way - I didnt have any problem getting the NC Real estate Licence with the Work permit (I got the GC like a month after that)

Thank you everybody. Durham is a little far from Jacksonville. we live in the middle of nowhere and every bigger city (that would be Raleigh) is more than 2 hours away. I will still look into it. I know that it is tough but I gotta start somewhere. I have a GED (did that at the college here) so I'm nor worried about that. Thanks again.

A number of things. Usually one of the larger Real Estate agencies in the ara offer the courses necessary to be eligile to ake the licensing tests. Those coures are usually free or a very small charge. Also, usually you have to work for a broker for a certain perid of time.

When the market is bad is always a good time to go for a license. he number o agentsdrop down, memebership in the courses are smaller and you position yourself for when the market turns. A good agent can namke money even in a bad market.

Another area to consider would be a mortgage broker. Right now that s not a great pofession but when the market turns and rates drop, whic they will, you will be busy as hell.

Good luck at whatever you do but don't plan on doing it ony two mornng a week

I'm not planning that. I just remembered that I know a realtor here (she notarized all my stuff for AOS) and I guess I'm gonna give her a call and invite her over for coffee and we can talk about the real estate thing.

My prediction is that the mkt will not turn for several years.

True! But an agent gets better over time...so how do you start out being a great agent if you're green? True it could happen...but statistically speaking, it's more likely that profeciency comes with time and experience.

Dunno about the mtg thing.....might be an idea! But totally agreed on the last line
