That improvement is not based on some unique or superior economic technique, it's at the expense of pushing the current residents out.

How about assisting people in those communities, who live in those communities, with low interest loans or small business incentives? I'm all for helping those who help themselves. But no to conservatives thats welfare. But it's not welfare when GE corp doesn't pay any taxes or tha 60% of Americans receive welfare every tax year when they claim that home mortgage deduction including me smile.png

How about assisting people with a job ... You are not talking GE... As I said You cannot seem to follow this topic very well ... This store near me employees over a 1000 people ... A grocery store. Not owned by a corporation.. A family run business. Over 50 % of the workers are teenagers. Stocking shelves , running the registers. I know for a fact that a chinese cook makes over $50,000/year .He is not getting pushed out of the area. . They pay their people well IF you are in a manager. You seem to be against a business coming into an area and employing people . This is capitalism at work. Low interest loans ... If you are QUALIFIED you can get them ... There is something called the small business administration.... Read up on it some day .. Qualified....is the key.... They hope to get their money back with interest

What deduction? For interest?

You know where that is coming from .. Homeowners get a deduction on their taxes for home owner cost..... Poor people rent so it cost them more money to live .... (even if section 8 picks it up)Still ain't fair

I don't know what you guys are on about. I think I was able to itemize and deduct mortgage interest maybe 2 out of the last 10 years. Mostly just get the standard deduction. Can't claim the interest unless you itemize, right?

Yes...I'm not complaining about it. Being unmarried and no kids it's a significant portion of my tax refund since uncle sam rapes me throughout the year in taxes.

I'm able to deduct or subsidize that every year. When I fill out my taxes I add my mortgage interest deduction which usually gets me a nice big chunk of change back on my return.

I'm not sure what lostinblue is talking about. I only bring it up to say that it is a government subsidy that 60% of Americans enjoy, in other words WELFARE. Since he seems to think that only poor people are on welfare. I mention corporate tax breaks and subsidies because those are also forms of WELFARE. Just saying when people throw that word around that certain populations are blood suckers is a complete fallacy.

I know what it is, I also don't think many qualify for it because they take the standard deduction. I know most years, I am unable to itemize.

Maybe you're getting it cuz you're single, IDK for sure. Or perhaps you have a slew of other deductions I don't have. But I almost never am able to itemize and claim my interest, even though it's pretty substantial.

  • Increased local fiscal revenues
  • Encouragement and increased viability of further development
  • Reduced strain on local infrastructure and services
  • Reduction of suburban sprawl
  • Increased social mix
  • Rehabilitation of property both with and without state sponsorship
Negative

  • Displacement through rent/price increases
  • Secondary psychological costs of displacement
  • Community resentment and conflict
  • Loss of affordable housing
  • Unsustainable speculative property price increases
  • Homelessness
  • Greater take of local spending through lobbying/articulacy
  • Commercial/industrial displacement
  • Increased cost and changes to local services
  • Displacement and housing demand pressures on surrounding poor areas
  • Loss of social diversity (from socially disparate to rich ghettos)
  • Under occupancy and population loss of gentrified areas
Of course it boils down to where you stand on most socio-economic issues. I'm sure if you favor economics at the expense of social justice then you'll side with displacing people to make a profit.
Trader Joes is a good supermarket but if the majority of the people living in the area can't afford to shop there it probably doesn't make sense to open it there, since what you'll probably find is that most of the customers will come from neighbouring districts.

If there is a lack of affordable housing this is something that the state government needs to address, but you can see why people living there would rather keep it as is - if bringing in a supermarket that only affluent people shop at won't directly benefit that community.
