Hi how's every one?

My wife will file out the I-864 as main sponsor, but she doesn't have any income. One of my older friend(he is very nice), he would use two of his houses to file out the I-864 as joint sponsor.

My friend his household size just 2, plus me the immigrant.

Question 1: Since my wife doesn't have any income, Does my friend need to support my wife too? I just wondering how to fill out the I-864 part 3 there and part 5 line 8 there total household size.

Question 2: Since he will use his houses to support, what documents does he need?

Question 3: Can he use his birth certificate to proof his citizenship or have to be passport?

I just want to know all the things and documents he need to be the joint sponsor.

Your friend does not count your wife. However, he will need to fully complete the affidavit of support, not just "use two of his houses". If he only needs to document the equity in two of his houses in the asset section to make up for an income shortfall, then that's OK. First, you calculate the income shortfall, then if there is one, and equity in investment properties (Don't try to use his primary residence as one of them.) is used to make up the difference, He'll need to document the equity with a current appraisal of the applicable properties and either a mortgage statement for each or documentation indicating there is no mortgage.

This isn't a bail bond, where one pledges property. It IS, what it IS and must be used as intended, or no dice.

Actually you can include your primary residence, that rule only applies to automobiles as apparently the USCIS thinks it is more important that you have a car than a place to live.

You may include the net value of your home as an asset. The net value of the home is the appraised value of the home, minus the sum of any and all loans secured by a mortgage, trust deed, or other lien on the home. If you wish to include the net value of your home, this, you must include documentation demonstrating that you own it, a recent appraisal by a licensed appraiser, and evidence of the amount of any and all loans secured by a mortgage, trust deed, or other lien on the home. You may not include the net value of an automobile unless you show that you have more than one automobile, and at least one automobile is not included as an asset.

Technically, you can list the primary residence, yes. However, don't expect that to carry the day. THEY will only use assets that meet their criteria of "liquid". That criteria is that the asset can be liquidated within a year without doing undue harm to the sponsor or their family. So, don't count on using your friend's primary residence for the affidavit of support.

Thanks, two of his houses there are no mortgage. One of his house(not primary residence) will enough to make up the shortfall, does he still need to fully complete the affidavit of support like fill out the saving account and stocks etc???

One of his house(not primary residence) 200k /5 = 40k can meet the 2013 guile line 125% for 5 people. If he fill the I 864 just He and his wife plus me. So I guess one house will be enough make up the shortfall even my wife doesn't have income and didn't file tax.

As you mentioned "document the equity with a current appraisal of the applicable properties" what kind of document could it be? And where can we get it? Thanks

In the asset section, he only needs to disclose and document the assets he's using. The income and tax sections, along with all the rest of the affidavit outside the asset section must be complete. You document appraised value by ordinging and paying for a real estate appraisal. They are not free and the cost is not nominal. You document ownership with a free and clear deed. Your friend will know how to get an appraisal and to document there's no mortgage on the house.
