Also, the FHA will make the buyers get PMI, likely that's gonna add to their expenses by a couple of hundred a month. So any costly repairs, the FHA will say no. Unless say if they have more down payment.

Or if you agree to an escrow for repairs

The biggest most ferocious storm ever recorded hits the Philippines as we speak. 200mph winds. It's like getting hit by a 500 mile wide tornado.....cat 5 storm.....

Man how can that be?

when i buy properties, i never use a mortgage, and the property isn't in live-able condition. after purchase, I fix it.

we've had this convo before -

I am weak with finance and financial instruments,

but strong on stock-trading and million-dolla projects wink.png

I've not had a mortgage in 21 years. I paid off a 500K mortgage in three years, ages past. I think the most I've had in play, otherwise, was a 200K line of credit at a bank, but that was solely used for payroll.

I really don't do finance or financial instruments (a mortgage is a financial instrument to me)
