Some of the sites I have read claim that some things don't have to be replaced before the sale - but I'm still iffy on the living room floor. One edge got pretty badly sun/water damaged after the brain damaged tenant over watered the plants for months. To have it refinished professionally could easily turn into a 1800+ job. I think we could do it for much cheaper. Replacing the rotten fascia (on this house too!), some trim, some paint, an electrician, and a d box install for the septic is probably a given for the FHA. At this point, up there, winter is kind of dead selling season.

I dislike this FHA nonsense and the realtors aren't even familiar with it because it is rare for a house up there to get bought with it. If our house were in tip top shape I don't think the price would be under the cap anyway.

I thought the buyer could purchase and bring up to the requirements, when buying as is, under FHA?

Don't confuse the VA cap with the FHA cap.....

It's slightly different. The FHA cap is inline with the Jumbo caps.

Like I said, your attorney and buyers attorney can get the FHA to hold an escrow for the repairs. And still close. The repair cost is then taken out of the escrow as the work is done. You get the remaining balance. If it goes over, you owe nothing. Often you can splits the cost. So if the repairs are estimated at 5k, offer them 2500.

Is it different on your site of the pond?

Yes last Sunday it was 1 o'clock, followed by 1 o'clock an hour later. We got 25 hours on Sunday.

Depends on what needs repair. Not if say...a violation needs to be corrected. Because that's an unknown future result. Like say, and illegal extension.

Epoxy resurfacing is your other option, but it's expensive. might as well get a new patio.

The quikrete is exactly what I've been looking at. It's a 20x20 slab, so we would need a minimum of 5 bags. I hate the roughness more then the waves.
