Went to see the movie Delivery Man last night. Got into a free prescreening so the wife and I ventured out on a weeknight, when normally we stay in. Its was a fairly good movie. Not a blockbuster hit but certainly enjoyable.

Problem is if it is FHA we need to do a minimum of 5000 worth of work into the house, maybe more before they will let them get financing. It would cost less if we did it ourselves, but we don't have the time right now to do it. They won't allow the loan if even the floors aren't refinished or lots of little things are wrong. Our agreed upon price was As-Is and I don't want to put up repair money or the time right now without the guarantee of them buying it.

If the repairs are considered minor, the FHA will agree to hold an escrow and accept the repairs. But often this means that you'd have to agree to accept less money. Because this escrow (say 5000 dollars) is coming out of your $$

maybe a VA Loan ? I dunno.

Man I thought you're like the authority on real estate. This is not a VA loan.

There is always that 203k thing for the FHA...I suppose.

Don't you think a veteran in his 50s, active or retired, would have had a first home by now? VA loans are generally one time use. And....there's a cap on the amount....depends on the sale price. I think for NYC, they'll lend upto 98 % of.....I dunno the #. Generally it's around 700k for NYC (and other high cost areas like CT), and 400K everywhere else...

Epoxy resurfacing is your other option, but it's expensive. might as well get a new patio.
